Single/Smll Dbl with Outdoor Brick Storage Space

1800s Cottage in Woodhouse Eaves – Single/Small Double Room for Rent with Double Bed Ideally Mon-Friday but i’m now considering 7 days as <reflected in new pricing) long as the individual does go out to work or spends some time in their room etc as I do like my space. I am sociable and happy to have banter but Im not one for sitting dining together every night etc. I do go to my own room quite a lot & watch TV.

The cottage is a charming mix of old and new, this cosy cottage is located in the sought-after village of Woodhouse Eaves, surrounded by stunning countryside, a stone throw from Beacon Hill, Bradgate Park, the Outwoods, reservoirs and more.

About the Room:
• It’s a small double… currently comes with a double bed which gives less floor space but more comfy than a single bed if you like to watch TV and chill in your room etc - Currently Comes with large chest of drawers, a double divan bed with drawers and large clothes hanging rail.
• Ideal for someone who values a nice location, the inflation of bills is reflected in the price as well as this premium village. The room is perfect for a person who doesn’t come with tons of stuff! A light traveller would be ideal ! But i am offering a lockable brick storage room outdoors for stacking excess belongings. I would recommend sealed stackable boxes and it’s perfectly dry and safe for excess storage.

Shared Spaces:
• Spacious bathroom which has both a bath & a stand-up shower cubicle, the WC is shared and in a separate room next to the bathroom.
• Fully equipped kitchen: dishwasher, washing machine, fridge-freezer, gas cooker, microwave, pots pans, crockery etc
• Shared desk and printer setup in the kitchen. to be arranged for your use - hot desking!!
• Lounge available within reason. Dining table.
• Cottage gardens with a seating area. lovely in the summer.

Additional Details:
• Outside WC (desperately needs some sprucing up but perfectly usable). Bonus - outdoor storage room (as mentioned)
at the back of the driveway. would be useful for stacking sealed boxed items, or a bicycle etc
• Bus routes a stone throw away to Loughborough and Leicester. Lots of off road parking!! Plenty in fact.
• Surrounded by beautiful country walks (Beacon Hill, Outwoods, Bradgate Park, and more) and great local pubs for food and drinks.

About Me & What I’m Looking For:
• I work from home full-time so I’d prefer someone office based or at least hybrid working, not someone permanently home. Definitely 100% NOT full time at home, you’ll also be the sort of person that might enjoy a bit of life outside of the home at times, maybe some evenings out with your friends or family, what’s most important for me is that I have some days/evenings to myself.
• Preference is for a Monday-Friday let but that’s proving difficult to find as it’s not a busy city area for workers, i have adjusted the rate now to reflect the price for 7 days a week.
• Honesty, respect, and trustworthiness are essential. Party animals, drug users need not apply! I want a safe , secure & happy home.

• Avid gardeners very welcome and tidy housemates (OCD cleaners also very welcome I could do with a hand but this is not compulsory, i’m just messing haha!)😄

I would rather a non smoker ideally - but at worst if you do smoke you’d have to absolutely go outside whatever the weather.

Dogs/ cats can be considered but must be very well behaved. I love both but they have to behave.

Rent & Conditions:
• The rent reflects the premium location, inflation of bills and includes, internet, gas/electric bills.
• Proof of ID (driving licence and passport) and employment verification required for anyone not known to me.

Final Notes:
Believe it or not, I’m more friendly, than i sound 😊 I’m empathetic, emotionally intelligent and a down-to-earth person looking for a like-minded housemate who values mutual respect & privacy for each other in the home. I know i stress that I need personal space. It’s just i’m in a new chapter of my life and has quite a rough year.
I just prefer to keep things simple and do our own thing with passing pleasantries and no pressure, just chill. 🙌

A happy home, for me, is all about balance and mutual understanding. I appreciate it when housemates enjoy spending time in their own rooms relaxing, watching TV, or doing their own thing. That said, I wouldn’t want you feeling like you’re confined to your room, it’s not a prison —it’s just about maintaining that healthy balance.

At the moment, I’m a bit of a hermit (blame the colder weather!), but I do enjoy heading to local pubs occasionally to catch up with friends. I’m a happy soul when the chemistry in the home flows well and we are on the same page 😊🙌
