Double room to let

Hi, Looking to let my second double room. The room is part furnished with a double bed and some storage.
Haven't got any recent photo's of the house so will try and get some!

House is on a really quiet street just 10 minutes from Newark, 30 minutes from Lincoln, there is no parking but so far I haven't had any issue needing to park directly outside.

Shared living / kitchen / bathroom.

Bathroom is very spacious with a bath, and over bath shower. Bathroom was brand new before I moved in, there are new carpets throughout the upstairs of the house, and newly painted walls. Also a log burner in the living room which is lush.

There is a big garden that I haven't done anything with yet but is a really nice space.

Bills included will be; Water / Wifi
Discussion on bills if needed :)
Council Tax band A - not included in bills so would be split between us.
Electric not included as the usage will change depending how often we use it.
If you wanted to do it all bills inc would be £650 pcm.

Abit about me: 25 year old recent grad, moved to the area 9 months ago for a job within the agricultural industry. I'm pretty social but perfectly happy to live with someone who wants their own space. I'm from a farming background, and travel a lot over the weekends. I have a 1.5 year old Lab that I rehomed, he is house / crate trained and loves a cuddle and to play. You wouldn't be expected to do anything for him as I take care of all his needs and he comes with me when I go away. Happy for someone with a pet to move in but they would need to get on with my dog as it is his home first. He loves other animals, and we regularly go walking with others which he loves. He has been around cats at my parents place and loves them but will try to play with them.
