Hi,

I am Sheldon and I work for the local authority. I have just bought a very spacious 3 bedroom semi-detached period property and I am looking to find a room mate(s).

Decking area for lapping up the glorious east coast sunshine; SE facing garden with sunshine currently from dawn until 7pm

- Partially converted loft with electrical sockets and plenty of storage - was used as an office by a previous owner

- Desirable & Quiet Location next to Queen Mary Avenue

- Beach & Promenade 5 mins walk via Suggitts Lane footbridge or 10 minute walk through Isaacs Hill

- Good transport links to Grimsby Town Centre and throughout North East Lincolnshire & Beyond - situated on the Number 12 bus route, but bus routes are available on Grimsby Road in <5 minutes walk; Clee Train Station is just a 10 min walk/ 5 min drive away

**A Little About Me**

I am pretty laid back and will consider most lodgers. I work from home for half the week, with the rest of the time in the office. I enjoy going to the gym, running (I'm a member of Clee Athletics Club), reading, holidays & days out and meeting new people.

I previously worked in supported accommodation so I have experience in managing excluded license agreements. I have also lived in many shared houses and have dealt with my own fair share of bad landlords so I will always endeavour to treat you with respect. This means I will be clear on expectations from the beginning, will give an allowance for you to decorate your room to make it your own (with permission) and respect that this is your home too. I also believe in value over price (cue Oscar Wilde quote) and the advertised rent reflects this. I can be flexible and adjust rent payments to suit your paydays i. e. weekly or monthly and will allow the deposit to be paid in installments....an option that I was grateful was made available to me nearly 10 years ago that helped me escape homelessness.

I have a few different pets - Tilly (Cat), some fish and a Gargoyle Gecko...which I have only just bought so I haven't given her a name yet! I will allow pets as long as they do not pose a threat to my pets.

**About You**

Ideally, I am looking for a working professional, or couple, who are similar in age to me. I am a fairly quiet person and will be returning to study at university via distance-learning from home, so would like someone who has a similar preference (although an occasional party or get together is absolutely fine!), is clean and tidy and is easy to get along with.

I am looking to have some work done to the house over the next year or so which may include changes to the bathroom, roof, some aesthetic renovations to the kitchen etc. and maybe a rewire. I will reduce the rent pro rata for any months where there is an inconvenience to you and I will let you know in advance of any works being undertaken.

** Rent & Short-term Lets**

- £525 PCM (One Person)

- £625 PCM (Couple)

- Short-term lets with a minimum stay of 1 month will be considered, but this must be your main residency and agreed beforehand. Holiday lets will not be accepted.
