The rent is £550 per month for a single person. It is however possible that it might suit a couple. If so, there would be a supplementary charge of £100 per month for a couple.

The room currently has a double sofa-bed, chest of drawers, a small table and 2 chairs and a small wardrobe.
The kitchen area has a double hob, a fridge with a small freezer compartment , a full size sink and drainer, a good work-surface, and a microwave cooker. The kitchen area also has its own washing machine

The rent includes , the water rates and sewerage charges, and access to the internet.

This leaves the tenant to pay for :-
the electricity used in the room (approx £40 p. c. m.)
a share of the cost of heating and hot water (approx £40 p. c. m.) ,
and for a television licence if required.

The room is registered with the Council as a residential annexe, and as such the tenant will be required to pay the Council Tax
( Band A - currently £90 p. c. m.) .

There is a small private garden and patio which is accessible from the studio . No-one else has access to it.
The garden / patio is a real sun-trap in the summer. There is a weather-proof storage chest on the patio for additional storage space.

This studio has its own front and back doors . It is very private and very quiet. It is ideal for a single person who wants undisturbed use of their own accommodation.

The EPC for the studio bedsitter gives it an energy rating of D.

There are a number of local shops nearby. The town centre and two large supermarkets (Sainsburys and Morrison's) are only ten minutes walk away , as are the Grantham bus and railway stations.

The room will be offered on a six-month contract and can be renewed for further periods.
