Description

The house is currently fully let and occupied by four tenants in a house share. We do a 11-month tenancy and three tenants have confirmed they are not extending their tenancy to year 24/25. The tenants leaving are 1 nurse and 2 junior doctors. They are leaving due to transferring to different hospitals. The one remaining tenant is a third year university student.

The communal area and rooms will be cleaned to a good standard before the new tenants arrive.

Property is available for let on 1 September 2024. However, we could potentially accommodate one or two weeks earlier, on agreement.

The house is located on Monks Road before the arboretum. It is close to uphill Lincoln, Lincoln Hospital, Lincoln College and University of Lincoln, city centre and with it all the shops / bars.

The property consists of four bedrooms (upstairs bedrooms all have en-suite), one downstairs bathroom, communal living room, kitchen and terraced back garden.

The remaining three available rooms are as follows:

- Downstairs bedroom @ £104.00pw (access to downstairs bathroom)

- Small double upstairs bedroom with en-suite @ £90.00pw

- Large upstairs bedroom with en-suite @ £115.00pw

The property also benefits from:

- TV included in communal living room.

- Fully fitted kitchen - stocked with cutlery, plates, mugs etc.

- Small enclosed sunny garden.

- WIFI and water/sewage rates included.

- Contribution toward gas an electric each month (see below for details).

The Rental Details

- Rent directly from a small private landlord. We are local to the address and will be available should there by any issues.

- The house is rented fully furnished.

- £200.00 per month is paid by the landlord toward gas and electricity. For year 23/24 this was sufficient. The contribution is made per month to a pre-paid 'top up' meter. If tenants exceed the monthly contribution they can contribute an additional sum which must be split equally between all tenants. NB: Please note, if not all rooms are let the amount will be reduced accordingly.

- EPC Rating D.

- Council Tax A is not applicable to students. All non-students will need to make payment of Council Tax split equally. Payment of Council Tax is paid, in addition to the basic weekly rent and paid directly to the Landlord at the same time as the monthly rent. Council tax for year 24/35 is £146.88. For example, between three tenants would incur a cost of £48.96 per month.

- New mattress protector on arrival.

- Rooms are single occupancy. We cannot have couples, families or individuals under the age of 18.

- The deposit is 4 weeks rent. Your deposit will be held in the Tenancy Deposit Scheme and prove will be given to you within the prescribed time frame.

- A guarantor is required.

- We will consider applications from students.

- 48 week tenancy which can be extended with written approval.
