Living in the conveniently located, quiet and safe area of St George’s Estate in Lincoln, I own a townhouse which has two rooms available on the top floor for the use of one lodger or a couple (for a higher charge). The house is in the B council tax bracket (for information only).
If you live alone but have a partner who is likely to visit often, it would be nice to meet them too but it’s not a requirement. Unfortunately, I cannot consider anyone who smokes or has pets or children.
Where is it?:
The house is situated just a five-minute walk from the beautiful West Common and a 25-minute walk to Lincoln High Street or the Bailgate/Cathedral area. The walk to Lincoln train or bus station takes 30 minutes, but there is also a bus stop a 1-minute walk from the house. There is easy access to the A46 without having to go near Lincoln City Centre and every main supermarket within 3 miles. With such a good location and parking situation, this property is ideal whether you drive, cycle, walk or take public transport.
Why move here?:
• You can have plenty of space and privacy - The rent includes your spacious fully furnished en suite room and a separate office space (which now has a much better desk, storage and chair than pictured - photos to follow) both on the top floor. The room includes a double bed and simba hybrid mattress, as well as plenty of storage, including three chests of drawers, two double wardrobes, and under bed storage boxes.
• Shared communal and outdoor spaces – You will have access to the kitchen and living room, both of which come with all the usual amenities as well as a dishwasher, air fryer, DVD player, amazon fire stick, and large TV. Oh, and the sofa reclines and has USB charging sockets! The garden is small and tidy and features a small patio.
• Plenty of street parking – Finding a parking space on the street outside is never an issue, with the benefit of always being able to see your car from the house.
• All bills are included – No need to worry about setting up extra payments each month, all utility bills are included, including high speed BT broadband. Currently live TV and BBC iPlayer are not being used, but a TV licence can be purchased ready for move in day if required.
About me:
I am a 29-year-old professional female who has lived in Lincoln for over 10 years after moving from Surrey. I live at the property full-time and work from home most days in my office space on the ground floor (which is great as it means we can’t hear each other office to office with it being a three storey house). I work in marketing/communications Monday-Friday and am in and out doing things on weekends, including volunteering and going to the gym. I don’t drink and am rarely out late at night or super early morning. I appreciate some people like set routines and I would do my best not to get in the way as I’ve lived in house-shares before and know how challenging cooking and getting your own space can be. Previous lodgers have said how great it is to live with just one person and have their own office and bathroom. I want to do what I can to ensure whoever lives here feels comfortable and feels like it is their home as well.
Who am I looking for?:
I am seeking a professional lodger who is clean, tidy, conscientious, respectful and friendly. Living with someone who shares similar values and can have friendly conversations is very important to me, especially as I am at home most of the time.
Two references (ideally one from a current landlord and one character/previous housemate reference) via email or phone will be required and the deposit is equal to one month’s rent. I will also need proof of employment and proof of your eligibility to live and work in the UK, such as your passport, before moving in. This applies to both people if a couple.
I have two previous lodgers who would be willing to share a reference about me as well.
