Light, spacious room £600 pcm incl. bills

I have a lovely, spacious, newly decorated double room to rent in a quiet house in uphill Lincoln (5 mins walk to cathedral and castle, just off Carline Road, behind the Lawn). From 1 September, I will be working away (in London) for the the coming year, and will only be returning to Lincoln for one or two nights per month in from September 2026 to July 2027. Hence I'm looking for a responsible, tidy and relatively quiet person to rent the room and look after the house and garden with care. The person renting the room will therefore have full and almost exclusive use of the house including comfortable, homely living room, dining room, kitchen, bathroom, study and lovely, quiet, sunny and secluded garden with outdoor patio and eating area. The rent includes all bills (water, council tax, gas, electric, broadband). I would consider a quiet and tidy couple, but would prefer to let the room to one tenant. It would be a bonus if the tenant enjoyed gardening and would be prepared to water plants and pots. It is situated on a very quiet street, with friendly, helpful neighbours and parking available outside the house (you would have the parking permit as I will be away most of the time). The room/let is available from the second week in August, though slightly earlier might be possible. I would require references.
