Although not shown in the current set of photographs, we are in the process of converting an additional room into a communal sitting/dining area, which will be included in the rent asking price.

Viewings available 7-days. A clean/warm, modern fully-furnished double bedroom with: Broadband/Wi-Fi and all bills included. The bed/mattress is a double (4ft' 6" wide) which is brand new (not slept in by anyone) - all other furnishings including (bedding fabrics are also brand new) - the Smart TV with: BT/EE/Samsung channel packages is new too as is the large wardrobe/chest of draws/sitting chair. The wood flooring throughout our bungalow is of a high quality and also new. Our house in very good functioning/structural/sound order - no damp anywhere nor any defects.

The dimensions of the room are: 11.6ft long by 10ft wide.

You will feel perfectly safe and secure living here - as any home should be - whether temporary or long-term.

Shared modern bathroom/shower and well-equipped kitchen with lodger dedicated: fridge/freezer/microwave/food cabinets/kettle + shared use of modern 10Kg washing machine, dishwasher, 10Kg tumble dryer/electric cooker/slow-cooker/toasty sandwich maker and other usual conveniences including: crockery/cutlery.

Complimentary: loo rolls/soap/shampoo/fresh towels included in rent cost.

[There is a 2nd, modern bathroom towards the rear of the bungalow offering a large, enclosed electric power-shower cubicle should you prefer to shower in that way].

Our home has a newly installed British Gas fitted Comb-Boiler for near-instant hot water/heating. Security wise, the bedroom you will be renting features a: Yale, 5-Lever mortice lock and a features a single, double-glazed window with top opener.

Our bungalow has a very informal, relaxed atmosphere with no silly time curfew limitations - come and go as you please, using your front door key. Also, if you homework, that's OK too!

We have no bias/preference towards: gender/gender identity - /race/religion/colour - anyone/any couple; is welcome to consider viewing/renting our room - all are welcome to a viewing.

A: Girlfriend/Partner/Boyfriend/Friend is permitted to stay-over at weekends - (no extra charges are applied).

Private (gated) driveway parking (for one car) is included. Good bus roots are dotted about Sleaford, and Sleaford Train Station is only a: 10-12 minute walk from our house location.

PLEASE NOTE: we do have 3 dogs here, but they reside in the rear-most section of the property - they are: very clean, well-behaved/quiet and super friendly to all when/if interacted with.

A couples' option for renting is £400 p/m (fully inclusive).

A short-term renters' price is available at: £500 p/m (fully inclusive for 1 person or £600 for a couple). Minimum stay: 1 month.

Our house is located on a good estate in Sleaford with quiet/respectable, tidy-living neighbours all-around.

Sleaford has a good selection of: restaurants/pubs/shops/cafés/supermarkets/hotels
parks/takeaways/nightlife…and more.

Council Tax Band 'C' (All costs included in rent).

NOTE: A returnable damage/unpaid rent deposit of £1200 will be required prior to moving into the room.
