Rooms available in professional houseshare

I have two spare rooms available from the end of December in a professional houseshare within walking distance of Spalding town centre.

One room is good sized double (£330pcm) the other is a small single (£280pcm). Both are furnished with a bed but not much else.

The house is well equipped with a bathroom, additional toilet, fitted kitchen including washing machine and we have a spacious lounge/diner for chilling in the evenings. I have lived here for 2 years and it's very comfortable, in a quiet residential location, 15 minutes walk from the town centre, and 5 minutes to a local shop and chippy.

The landlord is quite picky as to who lives here, he will only accept a respectable professional with a secure income. For the past 3. 5 years this house has been lived in by people on graduate schemes for the local industries. Generally this has been a sociable houseshare where everyone gets on and respects the house and each other.

I am a 26 yr old male, working in finance for a local food manufacturer and would prefer housemates to be similar professionals. You will be signing a joint tenancy agreement with me so I need to be able to trust that you will pay rent on time. Rent/bills for the whole property is ~£940pcm and In the event of not being able to fill the single bedroom I would expect the second tenant to contribute towards the cost of the empty room.
