The Room
On offer is a double ensuite room, with floor to ceiling windows, ottoman bed storage, wardrobe, dresser and side tables included. As a new build, everything is just a few years old, with air conditioning and under floor heating.
Included is also a large storage cupboard in the hall way entrance exclusive to this room.
The shared spaces
The balcony gets the morning sun when everything is quiet, and the setting sun too.
The kitchen is large, with fitted microwave, oven, dishwasher, induction hobs, the usual. There are two cupboards for your exclusive use.
There is a cleaning cupboard with a 2in1 washer/dryer, ironing board, iron vacuum and mop.

The gym is big with friendly instructors, hosting spin, yoga and HIIT classes which are free. The Pool is great, with a second smaller heated jacuzzi pool, a steam room, and sauna room. These will all be included in the tour!
There is a private cinema with reclining seats and a smart box with Netflix and Disney etc all preloaded. The Concierges are fantastically friendly, and all parcels are dealt with by them.
About us:
Stefan and I are a couple and have one room. We have lived here since 2022. Marin has another room and joined us earlier in 2024!. We all have our own exclusive bathrooms. Stefan works from home, I work at court or at the dining table, Marins office is just around the corner.
We are a friendly bunch, but very considerate. The walls here are paper thin so we are quiet, use headphones, and don’t have guests over after 10/11pm.
Respectful of the fact this is a shared apartment, it is a quiet environment. We keep our spaces very clean and ready for the next person, and want our new flatmate to do the same! :)
What we are looking for:
The apartment is large, but we would prefer just one new flatmate, and not a couple. Because of the paper thin walls, it’s important to be respectful if you have a partner and not make things awkward. We are looking for a considerate, clean, quiet and open-minded flatmate, who is easy and mature to talk to. Energy conscious (we don’t turn on the heating when we can wear a jumper for example!) with good experience of living and sharing space with others. A mature; non smoker who knows that London has lots of places to party, and a flat-share is not one of them.
Utilities and Contract:
Our friend and flatmate Seb has lived here since August 2023. His room is now available as he is moving to Singapore. This would be a substitution with his name on the contract arranged with Martin & Co our agency.
You would be assigned his deposit money in the deposit protection scheme by Martin & Co, and pay him your deposit directly.
Additional costs are: Council Tax, Electricity (Eon), Broadband Hyperoptic (500Mbps, dual band), Hot water & Airconditioning (supplied by building management). At the highest, these can be between £150 to £170 a month per person, but are generally lower. We organise these on splitwise which I organise, and rent shares are paid to Marin who pays Martin&Co.
To use the gym, pool,. and join the classes, there is a one off £30 fee and a health and safety form to complete with the fitness staff. I think the fee has been cancelled now though, we can ask if we see someone during the tour!
That should cover everything! We are having viewings on the evenings of 3,4 and 10 December. We have had a few already and are looking to give them and you an answer by mid December.
There is some flexibility, but admittedly not much so please do ask and talk with us if you are interested.
Seb’s last day in the UK is 25 December.
