Room at Aldgate East

I've lived here comfortably for over a year and am looking for a responsible and considerate flatmate, because my flatmate is relocating at the end of the year.

Some details below to save the effort:
Rent & Bills: Approximately £1400 per month including council tax over the last year.
Contract: The lease starts on the 5th of the month. We will be signing the contract directly with the landlord.
Flat: 2b1b, facing south so it’s warm during the winter (we never needed the heating last year) and surprisingly not too warm in the summer. Dishwasher/lift/concierge available
Room: double bed, wardrobe, desk & chair

I work onsite mostly 9-6 on weekdays. I’m a very quiet person at home, mostly keep to myself and rarely use the living room. My presence is generally low-key (aside from cooking/showering). I expect the same low level of noise disruption from my flatmate.
I’m looking for a single female, who’s clean and tidy. Occasional guests are acceptable, and we have a sofa bed, but pls notify each other in advance.
Some extra:
NO dirty dishes/pots/cutlery left soaking in the sink overnight.
No short-term sub-letting if you’re going for holidays (for a stable living environment)
