Room at Aldgate East

I've lived here comfortably for over a year and am looking for a responsible and considerate flatmate, because my flatmate is relocating at the end of the year. Some details below to save the effort:
- Rent & Bills: Approximately £1400 per month including council tax for a single flatmate over the last year. If you're a couple the rent will increase to £1500 plus bills.
- Contract: The lease starts on the 5th of the month currently. We will be signing the contract directly with the landlord so I believe the date can change.
- Flat: 2b1b, facing south so it’s warm during the winter (we never needed the heating last year, saved a lot £) and surprisingly not too warm in the summer. You're welcomed for flat viewing and see how warm it is!
- Room: double bed, wardrobe, desk & chair
- Dishwasher / lift / 24h concierge available, parking also available
- Council tax band D
- Cats are welcomed!

About myself:
Chinese. I work in the uni mostly 9-6 on weekdays. I’m a quiet person at home, mostly keep to myself, but very happy to chat and chill! I expect the same low level of noise disruption from my flatmate. I enjoy cooking and movies, love foods

I’m looking for a single female, who’s clean and tidy. Couple is ok too with rent&bill adjustments.
I've been living in shared flats for a long time, so I'm very respectful and easy going. That being said, I'm also looking for a flatmate can potentially stay longer so I don't need to find someone new soon.

Some extra that I'd like to say in advance, and of course apply to me too:
Occasional guests are welcomed, and we have a sofa bed, but pls notify each other in advance : )
No dirty dishes/pots/cutlery left soaking in the sink overnight plz.
No short-term sub-letting if you’re going for holidays (for a stable living environment)
