We have let for many years and for the past several years to post graduate students and professionals relocating to London from abroad and as a starter flat, and we seek the same now. An updated video is also available.

It's absolutely ideal for a safe London Pad and retreat if you want to work at home and while also being close to the centre. It's a great base from which to explore London - and beyond. Amazing for connections, and the off street gated parking means that you could be out in the deepest countryside in about 40 minutes to an hour if you have a car, and no congestion charge issues as you are just the right side of the CCZ.

There is a Hi-speed Fibre broadband connection available, but the current tenants have used a cell station wifi. We can create the contract for you as we have had issues with foreign students not being able to get up and running with bank accounts easily. In that case we'll ask for a year's payment for broadband up front.

Very powerful boiler supplying on demand hot water and timer controlled heating. In the winter it's very quick to heat up. There is a big head shower in the bathroom.

Main bedroom has a huge and very comfortable hotel standard double bed, and large mirrored cupboards and storage.

Sitting room is light and airy and full of sun of an afternoon. Big sofa/day bed which converts to a large double. More storage. 36 inch TV.

The optional cleaning team has been with me for over 15 years, they are exceptionally trustworthy and very high standard- think Marie Kondo level so if it appeals to you to finally have your drawers/shirts/dresses organised into colour order then you have found your Nirvana. Monthly cost of ca £100 pcm for two visits a mont. We will handle this by negotiation with the new tenant and because it is an exceptional value we do like to have this booked in advance for the duration of the term so we can continue to offer stability and high standards for our team. For these staff to work to their highest efficiency, after you are comfortable with them, you should leave the flat when the lady is in, if you choose this option.

This lovely flat is in the heart of one of London's coolest locations while being on a quiet back street away from the bustle. Free from 9th June, but there may be some flexibility - let’s see what your needs are. As you can see from the photos, the flat is super bright and sunny and comes with a convertible solid based single or solid based double king sized bed, hanging space, shelves a desk which also combines with the kitchen table to make a full sized dining table, and Apple TV.

The bedroom and sitting room/second bed are approximately 14' x 12, and it's coming free after a period of occupancy by Daniel and Jessica a professional Aussie couple. The owner is living out of town but within easy enough reach for any issues which we expect to quickly resolve for our tenants who have appreciated our high standard of care for this flat.

The flat is warm, comfortable and of 38 sq meters / 452 Sq ft, with loads of well organised storage, on the ground floor (easy access) in a purpose built privately owned and managed mansion block of flats. It is kept very clean and will suit those with a well honed urge to live in in a clean and tidy environment.

The kitchen/diner is of a good compact size, and you can fit two comfortably around the table 3 fine and 4 at a push, or if you are looking to have a small dinner party you can fit 4-6 comfortably if the dining table is set up in the sitting room. We have all you would expect in the flat in terms of pots, pans, cutlery, glasses china etc. A gas hob and oven, new high efficiency Bosch washer dryer and the same for the Bosch fridge freezer, and again lots and lots of cupboard space.

Gas central heating and a really strong hot water on demand boiler makes for a warm flat - but it's also cool in the summer with thick, thick walls. The bathroom has a full sized bath, and a big head shower, shower pressure couldn't be better.

The flat has been updated while retaining some of its original features like the solid wooden fitted kitchen units which you can see in the photos.

We have an entry phone system for that extra measure of security, and within the gated area the flat and block do feel very safe and secure.

Location wise, it's the best. Everything you could need in terms of transport fresh food, fish, meat and vegetables is within a 1 minute walk. It's just 20 minutes close to so much of London it never ceases to amaze me. I can get to St James' in 21 minutes door to door by bus and underground, just 15 minutes by bike using all safer back streets and routes, and the City is even quicker than that - again with bike routes. Old St by train is 8-10 min, Bank 12 min. You could easily commute those by foot. You can walk to Old St / Shoreditch the 1.3 miles downhill in 20-25 minutes which I used to do regularly. Do check your own routes but for example according to Google St Paul's is 20 minutes by bus and 40 minutes by foot - but I think it's a lot quicker than that. We are right in Zone 1!

But - looking further out the flat is so well connected. We are just outside the congestion charging zone, and with that all important secure and gated parking - if you have a car you have very Easy access to the motorway network. North and East via the A1, A12/M11, A10, A13, North and West via the M1, A41, A40 are all so quick to get to, and it's an easy run to Tower Bridge/Blackwall Tunnell for Kent and the continent.

No car, but like rail exploration? The flat is 11 minutes to Kings Cross, door to door, 14 to Euston, 20 to Liverpool St. Waterloo 25-30 min. Paddington 30 min, Victoria is 28 minutes.

Airport connections are also exceptional, especially both Stansted and Gatwick likewise a bit under an hour away, and London City airport just 25 minutes by Uber / around £25. Heathrow is now as little as 50 minutes away via the Elizabeth line and with very little walking required if you have heavy bags.

The outside of the block is of a classic "Day's built" 1960s design like many private blocks in the area, and is a very solidly built privately owned and managed block which is regularly cleaned both inside in the common areas and outside. The block is very well kept, and it's mostly long standing residents and a mix of first time buyers, renters and long term residents. It's a very friendly block.

There is a small south facing raised garden/park nearby which adds some greenery to the space and also gets great sun at most times of the day from when spring arrives. Great on the bench with a coffee and newspapers.

We're also a short walk through back streets to Shoreditch Park and Highbury Fields, depending on where you fancy your sunbathing, tennis, football, picnics etc, and we're also close to the Regent's canal for running or making your way up to the pubs and Broadway Market which makes for a great Saturday outing - among the huge variety available from this location.

All of Angel's major attractions are within a few minutes' walk. The location itself is right in the heart of urban cool rather than picturesque, but what you won't miss is being so close in to the centre of it all. The area has recently seen major brands move in like Planet Organic, Ottolenghi, Kiehl's, Neal's Yard, and many more arrive all the time. Super high-end bike brand Velorution has just taken a shop space for a new bike shop nearby on the main road. If you are a bike person too you have it all in terms of bike paths and quiet roads for getting around. If you need a haircut, beard trimmed, nails or a wax done, you are substantially over-catered for.

As the area has reopened we are seeing a return for a great new bar at the top of the road, they have security on the door late at night, and for ladies coming back on their own this has been noted as adding a feeling of additional safety late at night - and no, you can't hear the bar at night in your room. The flat really is quiet and out of the way off the main road despite being in the middle of it all.

If you don't know the area or are moving to London for the first time, Islington is an amazing hub for the arts, theatre, music and design. It's also very close to the centre of town for museums, galleries, music venues, theatres and everything that London has to offer.

We actually have 16 art galleries within 10 minutes' walk/0.6 of a mile, and half a dozen recording studios within 5 minutes’ walk. Major arts locations are very close like the London Business Design Centre, the Islington O2, the Almeida theatre, the King's Head Theatre, the Red Lion Theatre, the Sadlers Wells Ballet. For gigs we are near The Old Queen's Head, the Garage and so many more. For sports the Emirates Stadium. All are a walk away. A little further away you have the British Library 12 minutes away, the Museum of London 12 minutes, and the British Museum is about 15 minutes with the number 38. If arts are you, again this flat is really hard to beat.

Foodies will love the huge selection of restaurants nearby - random search on google shows there are 20 within 5 minutes, and nearly 60 within a 12 minute walk. You are within yards of a great grocers, bakers, top butcher and "probably London's most popular fishmonger" Steve Hatt's - both of which are used by Keira Knightly and David Schwimmer so I have recently discovered! All of these local shops regularly have queues well out of the door on Saturday morning, attesting to their quality and popularity with the locals.

Islington Council have also created Technology Mile ― a 4km wide area that provides free Wi-Fi access.

Gym wise you are also spoilt for choice. You are within two minutes of the flat is the Nuffield's top end gym. This is simply one of the best gyms I have ever been a member of. It's huge, and quiet, and luxurious. It has an amazing 25m pool, steam room and sauna, Jacuzzi, a massive weights and machines area, large studios, loads of classes, spacious changing rooms, and here is the key - it's not massively busy. It is amazing and excellent value for what it is.

On top of that we also have a First for Fitness, a Virgin Active and several others all nearby which are lower cost options and still great.

To drill down on public transport for the location - there are 5 buses running by the bus stop 1 minute walk away and 3 short stops to Angel in 3-5 min or walk in about 7/8min. You'd have to sprint to beat the first bus to the station even there was a short wait for one, which there isn't - because all 5 are regular and frequent. Having said that, if you are heading into town I would always jump on the 38 bus which goes every 3 minutes and work away on your laptop while everyone else takes the tube - the 38 also saves a ton on taxis at night from the centre of town. Getting back from the West End at night takes no time whether it's by taxi or the very many buses. But the 38 is the charm, it drops at our very much adjacent bus stop right from the heart of town every 3 minutes during the day and every 7-12 at night.

Just a short further 2 minutes walk and you have the bus stop at St Mary's Church on Upper Street for the 4, 19, 43, 30.

For the City the bus stop at New North Road is just 4 minutes' walk and the 341 gets you to Liverpool St in about 15 mins. There is also Essex Road station which gets in to Moorgate in 8 minutes and Bank in 10.

On the tube you are at Kings Cross and Euston super fast. From there you have half the London Underground network within 20 minutes.

I work in Mayfair for a family office, now spending my time working and living out in the country but I do come back from time to time and use the parking and keep an eye on the place/handle any repairs and maintenance in good time.

I keep my interests wide to include theatre and dance. I am always available to get any problems fixed, and do have a very active social life. This is a super ideal flat if you are new to London then, and if you are new I’d be happy to fire a load of suggestions your way to help you explore London and build new networks of friends.
