Hello

We have a bright, double bedroom available in our top-floor flat in Angel. I will be leaving the flat, after what has been a pleasant and exciting 3.5 years. You would be entering into a new lease agreement (subject to the landlord’s confirmation) with the current flatmates Charlie and Callum.

The move-in date is the 8th of July.

OVERVIEW

The flat is set within the desirable Angel area and consists of three bedrooms, a large kitchen/living room and a bathroom. The flat is next to a private street and a school so is extremely quiet, which is further helped by double glazing (always a bonus in Victorian properties!). Angel is full of great restaurants, shops and there are big supermarkets (Sainsbury's, Waitrose, M&S) nearby. The flat is approximately 7 mins from Angel Station and 15 mins from Highbury & Islington Station.

Brief description of the rooms below:

BEDROOM

All furniture is included in the room, including a chair, wardrobe, bed, and a bookcase (the desk may have to go). The room has a large radiator and a large, openable, double-glazed window.

KITCHEN/SITTING ROOM

The kitchen/sitting room is a great space for socialising and cooking. There is a full kitchen with a washer/dryer, oven, gas hob, fridge, freezer, and microwave. There’s a huge amount of storage and plenty of counter space. The kitchen room is south facing, has fantastic views and large openable windows (for that al-fresco experience).

BATHROOM

The bathroom contains a bath and wall mounted shower (gas). Heated towel rail and plenty of storage area.

BILLS

The £1150 listed covers rent only. We have found that bills have roughly worked out at approx.. £120/month including gas/electric, water, broadband and council tax.

VIEWINGS

We’re happy to arrange for in-person viewings (after 6 pm weekdays), but can also accommodate online viewings if necessary. If you have any questions or wish to arrange a viewing, please get in touch. Note that the changeover process is also overseen by the letting agent, and there will be a £50 processing fee should you decide to join.
