Flatmate wanted for a 2 bed 1 bath flat on Essex Road

Hi all! I'm leaving my gorgeous room in Angel and it will be available from the end of October (more info below). I've really enjoyed living here, it's such a cozy and well located space, with tons of good food and cafés around. There's a wide selection of food shops and other amenities so you'll have everything at a stone's throw away! This is the best space I've lived in in this city by far.

The other flatmate is Davide, a 29 year old Italian who moved to London from Rome to do his Masters at London School of Economics.

The flat includes—
- Kitchen & living area with some furnishings (dinner table, chairs, couch, etc)
- Washing machine
- Room furnishings (bed, bedside table, shelves, double-height clothing rail) to be bought off the previous tenant
- 1 bathroom
- Lots of light from both sides of the flat!

- 8 min walk to Angel station (Northern line)
- 15 min walk to Highbury & Islington (Victoria, Overground, National Rail)
- 9 min walk to Essex Rd station (National Rail)

- Rent is 1050 pcm, not including bills.
- Council tax (Band D) would be reduced since the other flatmate is a student, or would be 0 if both tenants are students.
- Contract start date 22nd of October, you would be co-signing the lease with Davide
- The landlords are a letting agency, they're very chill, unobtrusive and always quick to respond whenever there's anything amiss
