I'm looking to sublet my lovely room in a 2 bed 2 bath flat share in Angel for about 15 weeks (3 and a half months) whilst I go travelling. The flat is available from Wednesday 16th October - Wednesday 29th January, but there is flex in this and happy to discuss.
It's a furnished and spacious double room with lots of storage space and its own separate private bathroom (down the hall) in a really well maintained and looked after flat. We also have a really spacious sitting room & dining room with floor to ceiling windows/french doors, and a separate kitchen. We're looking for a single person rather than a couple, and someone who wants to live in a really lovely and well maintained flat and will look after it!

The monthly rent is £1079 (including broadband), and monthly bills come to around £176 on top of this (breakdown below). All in all this means total monthly rent and bills come to £1255.

The flat is a 2 bed 2 bath, and I share with an old friend from university who has lived in the flat for 4 years and knows the area really well. She is really friendly and very active - she plays basketball a couple of times a week in a local league, cycles and runs a lot around the local area, and loves to travel and is always jetting abroad. She works as a management consultant and is generally in the office but will also work from home a couple of times a week. Both bedrooms have desks and so we generally work from our rooms.
We are ideally looking for a female professional aged 28+ who's lived in flatshares before and is respectful and friendly, and are not looking for couples. Would like to keep a very friendly atmosphere in the flat, and someone who is looking for the same. The flat isn't a party house, but on occasion we can fit ~8 people around the table for a dinner party.
There's 1 other flat on our floor which is also tenanted and we know our neighbours as they've also been there for some time and are super friendly. There are only 2 flats per floor, and 6 floors in total and a communal garden area, so it has a nice, secure feel and everyone is always very friendly.
The flat is located in a great area, on a quiet road and only a 5 minute walk from Essex Road station.
The neighbourhood has so much going on, we're really close to some lovely spots, some of our favourites are the bakeries Pophams and Quince, Devotion for coffee and the Earl of Essex pub. Upper Street is also a short walk away (10 mins), as well as Angel Station (15 min walk) where there are so many more shops, restaurants, cafes and amenities.
It's worth noting that there is cladding on our apartment block at the moment and so we have builders in day to day working on removing this which creates some noise during the day (usually 8am to about 4pm), but this work is due to conclude in the next couple of months.
Transport wise, Essex Road station is a 5 minute walk away (trains connect to Highbury & Islington and Moorgate), or it's a 15 minute walk to Angel Station (Northern Line). If you cycle it's incredibly convenient and centrally located e. g. 20 minutes to get into Soho/central.
