We're looking for someone to move into a lovely double room in our 5-bedroom Georgian townhouse in Angel. The room is available from Friday 29th November.
About The Location:
The flat is in a fantastically convenient location – it’s less than a 5-minute walk from Angel station, Upper Street, and Regent’s Canal.
There are so many supermarkets, gyms, pubs, restaurants, coffee shops, and other amenities on our doorstep.
It’s really easy to get to Old Street, King’s Cross, Euston, and central London too.
About The Flat:
The flat is a 5-bedroom Georgian townhouse, with 2 bathrooms and a communal kitchen/living room area.
About The Room:
The room is large, with plenty of natural light.
The room comes with a double bed and a chest of drawers.
It is next to a communal bathroom.
About Us:
We're a friendly bunch of young professionals, working in consulting, software engineering, marketing, and the civil service.
While we all have our own hobbies and routines, we enjoy chatting in the kitchen and going to the pub together on occasion.
We're looking for a non-smoking flatmate, who will treat the flat as a home rather than a space to rent and will do their part to keep the shared areas clean. You wouldn't be a good fit for the flat if you're noisy on work nights or a partier.
About The Rent And Bills:
The rent for this room is currently £999.46, but it will be going up on 1st January 2025.
We're still negotiating the increase with the landlord. He has proposed 7.4% (which would mean £1,073.17 for this room), but we're trying to reduce this.
The bills are currently £152.20. This includes utilities, high-speed broadband, council tax (band C), and a weekly cleaning of the communal areas. The bill prices may change in the future.
Therefore, the estimated total rent and bills amount from 1st January 2025 will be £1,225.37 (but hopefully a bit less if we can negotiate a smaller rent increase).
We're looking for someone who can pay rent and bills from Friday 29th November, even if you decide to move in later.
The total deposit for the room is £600.00. We will require a holding deposit of £175.00 to be paid within 24 hours of accepting the room, and then the remaining £425.00 later.
