Hi all,
I am very sad to be leaving my flat share in Angel - I’ve lived here for over 3 years and absolutely loved it. I’m moving for financial reasons (a publishing salary can only be stretched so far!) and am looking for someone to move in and take over my lease (ending Sep 2025) asap. The landlord has always been happy to extend the lease which is great for someone looking for something long term!
THE ROOM 🛌
The room is the second largest bedroom in the house and comes with a wardrobe, separate huge storage cupboard in the hallway with two coat rails (it really is massive), bookshelves, and double bed/mattress (not the one pictured) - although this can be rearranged if you’d rather bring your own. There’s also a desk which can be reassembled if you need it.
RENT 💰
£1071 / month (includes water)
Council tax - £80 (but will go down to £53 in September)
Internet - £12
Energy - depends but usually around £30-40/month
So in all around £1200/month, give or take!
THE HOUSE 🏡
We have a spacious living / dining room (great for dinner parties), separate modern kitchen with dishwasher and washer/dryer, downstairs toilet, patio with garden shed, upstairs shared bathroom, and TONS of storage (we each have separate storage cupboards outside of our rooms, as well as two storage cupboards downstairs). It’s a real gem of a house and in the best location you could ask for, down the road from Exmouth Market and opposite City University. It’s insanely well connected - half an hour on the bus to central, 7 minute walk to Angel station, 15 min walk to the Barbican, and 20 minutes to King’s Cross or Euston. We’re also a stones throw from Regent’s Canal!
You’ll be living with the lovely Annalie and Charlie, both lawyers in their 20s. Annalie and I moved in here together three years ago (😢) and Charlie joined us this summer. The house has a very chill vibe and we all chip in to keep communal areas clean, so we’re keen to find someone who is the right fit.
The house generally stays warm in winter and cool in the summer, and looks out over a communal green where our fave estate cat is often scampering about (we’ve baptised him Kimchi!)
TIMINGS 📅
I have some overlap in leases so am flexible with move in dates, but am looking for someone who can take over from the next rent payment date (25th December) at the latest. Happy to discuss an earlier move in anytime from the 15th if needed! As you’ll be taking over the lease the agency will need to do checks, but the landlord is happy for someone to move in ahead of paperwork being sorted. We usually deal with him directly for any issues.
Viewings will be from Wednesday this week (11th) onwards.
