1 BR in cosy 2BR flat on Essex Rd

Hello,

My flatmate is moving out from March 22 and I’m looking for someone to sign a new 1 year lease. We’ve lived in the flat for 2 years and the location is excellent (with some beautiful sunsets).

Perfect location across Essex Rd station: ~12 mins walk from Highbury-Islington station, ~14 mins walk from Angel station, and a million buses right out our doorstep!
Rent (£1100) excludes utilities and council tax. The room is on the smaller side, so not ideal for anyone working from home as the shared spaces are small (I wfh a few days per week and have a desk in my room).
I'm 30y/o, female. As a flatmate I have loved dynamics which feel homey where we enjoy getting together occasionally for a drink/dinner but each have our own lives and respect eachothers space.
It's important for me to have a tidy and clean flatmate and that my flatmate is considerate (noise levels, and notifications on guests/partners when possible). I have been lucky in the past and want to create a harmonious, wholesome home :)
