2 double bedrooms available in Angel flat

I have two bedrooms available in this three bed because my two lovely flatmates are going back to uni/onto other countries. The two double rooms pictured would share a bathroom with a shower. Female flatmates preferred.

I have been living here three years and it’s a great spot- and it’s so unique to live in Angel as well. Being 5 minutes from the canal is excellent, and there’s great grocery shops around.

The bills for the flat are £191 on top of the rent. Council tax is a killer.

Last year the salary minimum was £38k (likely a bit higher now) for the landlord if you don’t have a UK guarantor. Otherwise, they require six months of rent up front (not sure how this has changed with the new legislation however…)

The rent is now finalized with the landlord.

I am looking for considerate, clean, and respectful flatmates. We all tend to share weekly chores and costs of the odd cleaning product. I am respectful of flatmates who want personal space but also have become close friends with previous flatmates. The biggest priority for me is creating a peaceful home for us to share.

For those who work from home- ideally I would be looking for those who do no more than 1-2 days each so we can share the desk in the living room equally (I do 2 days each week). Otherwise if you want to work in your room - there is a small desk in each room and it’s no bother ofc.

All furniture in the bedrooms is very likely to stay.

Bedroom 1- there’s no closet storage in the room and it’s on the roadside- so that is why it is slightly less. You would have access to two shared closets so your luggage/ big coats/shoes can go elsewhere.

Bedroom 2- you are on the courtyard side and get in room closet storage so that is why it is a bit more.

The kitchen has very ample storage for everyone. We always have empty space in fact. There’s an oven, hob, large fridge/freezer, sink, and dishwasher- which is lovely!

There’s a washer/dryer, as well as a heated drying rack.

The living room area features a large work from home desk with storage, a coach, and a projector for watching tv (although it’s a bit of a touchy set up-ha).

There’s a dining table for 6 people, and an island in the kitchen.

The flat is on the third floor with no lift FYI.

Bonus points if you have a TV you want to bring into the flat!
