🆕Now available for rent is my room in Arnos Grove alongside my friends. The room measures 3.8M x 4M and is very spacious. Currently I am staying here with my boyfriend and we do not have enough space between us. I can comfortably fit in a Super King sized bed, 2M desk and. 49 inch monitor and 58 inch TV with mounted controllers. We struggle however with storage for 2 people so I would not recommend this place to couples.
(My boyfriend has similar post here but he doesn’t check messages quite often)

⏰ We have contract of the house for 3 years from 28/02/2024 with a 2 year break clause. This means the shortest stay for this room and house share would be until the 28/02/2026. A full contractual transfer will be initiated with the agent.

🏡 There is one toilet in the home with a spacious garden. The home is available to move into at the end of April. (It could also be the end of May as we’re going on the holiday at the end of the month)

💰The total rent for the house is 2700. You will be entitled to pay a share of £685. This is as one guy in the house does not have a window. So 3 people pay 685 and he pays 645. The bills are as follows:

    ⁃    £12 for Internet
    ⁃    £70 for Council Tax
    ⁃    £150 for water (every 6 months)
    ⁃    £30-70 for Gas and Electricity

💷This makes for a fully inclusive price of £847 on average. Prices will exceed this in the winter months with the heating on.

🛏️This property came unfurnished. All property within the room belongs to myself. I would be willing to part ways with my bed and clothing rail depending on my next property. Please let me know if this is something that would interest you.

🏡 Spacious and private garden. I personally keep my motorcycle in the garden to keep it safe. We also have had a few BBQs and gatherings in this area

🧺Washing machine, but no dryer. We have purchased an iron, ironing board and clothing racks for use in the house. We also have a washing line in the garden.

🚫 This home is not suitable for anyone with a phobia of dogs (like me) or to anyone who does not want to live with a big dog.
The dog does not roam about the house and is muzzled when moving from her owners room to the garden.

🦮 WE LIVE WITH AN XL BULLY - A BANNED DOG. EVERY EFFORT IS MADE TO KEEP THIS DOG OUTSIDE AND FENCES ARE DUE TO BE INSTALLED IN THE GARDEN TO KEEP THE DOG AWAY.

🚬2 members of the household smoke in the garden - they do not smoke inside the house.
