Cozy double room next to Arsenal station

A room is becoming available at our cozy bright home in Arsenal. It’s a three-bedroom house with one large bathroom and a garden/patio. Rent is £1150 paid monthly to our landlord (no bills included). All bills inc council tax come out to around 150/60 (higher in winter as energy prices vary).

The room becoming available is the smaller one, and the two larger bedrooms are let by my lovely flatmate Florence and myself. We are both professionals in our mid twenties, chilled out, clean and tidy. We both have office jobs so often not in the house but occasionally work from home. We are looking for another female professional to join us in the house :) students sadly not considered as we are looking for someone we can share/split council tax with.

We live steps away from the piccadilly line so very quick access to central London, and also very close to Drayton Park station.
