Quiet but friendly flatshare in heart of Balham

**We've had a lot of responses to the room, so apologies for for the delay as we are going through the messages, it may take a bit of time so please bear with us!**

Hey there!

We currently have a lovely, affordable room available in our Balham flatshare.

The room:
The room comes fully furnished (double bed, drawers, built-in wardrobe). It could also fit a small desk (and potentially the one in the photo could be left by agreement).

The flat:
We have a shared living room with a table and chairs, two sofas, a coffee table and a mini fridge. We have a fully equipped kitchen (including a washing machine). There's also a bathroom with shower + toilet, and a separate toilet.

Bills aren't included but tend to be around £70 a month all inclusive and cover council tax (Wandsworth Band C), water, gas + electricity and wifi. With gas prices rising this winter the bills are likely to go up to approx. £100 a month. So in total, you'll be paying around £740-£770 a month for rent and bills.

The area:
The flat itself is really well located, with Balham station less than a 10 minute walk away, with access to the northern line and various trains (Clapham Junction is a 5 min train ride from Balham).

There are several large grocery shops including a large Sainsburys, Aldi and Waitrose nearby. Plenty of entertainment, pubs, shops and restaurants on Balham high road and Bedford Hill! Nearby parks include Tooting Common ( <10 min walk), Clapham Common (20 min walk) and Wandsworth Common (20 min walk), ideal for a run or stroll in the park.

Who we are:
We’re three friendly professionals who are tidy and respectful of each other’s space. We don’t really party and each have our own lives, so we can sometimes be a quiet flat but we like to catch up when we can, either over a drink at the pub, pub quiz, games night or flat meal. The room will most likely be available at some point in w/c September 19, but exact dates are still to be confirmed.
