Double room in Balham flat

Hey,

Our housemate will be moving out at end of Jan / early Feb, so we're looking for a new housemate! The room is a spacious double bedroom in a 3-bed home in Balham, available from Jan 26th.

You’ll be sharing with two gals in their early 30s who are looking for someone sociable, easy going, tidy and of a similar age to join them.

Location:

The house is a 3 minute walk from Balham Station which has national rail services into Victoria and down to Epsom, and Underground Northern Line services. Just past this is Balham High Road where you’ll find an Aldi, a giant Sainsbury, a Waitrose and some of Balham’s finest pubs and brunch spots.

In the other direction is Tooting with Tooting Market and St. George’s Hospital about a 10 minute bus ride away, and there’s a leisure centre with a great gym, pool and sauna a two minute walk away. We are also a 5 minute walk from Tooting Common and a 15 minute walk up to Clapham Common.

Housemates:

Jenny works as a UX Designer and in her spare time enjoys going to choir, dance classes and soclising with friends.

Serena works as a political analyst and in her spare time enjoys museums, films and socialising with friends.

We're pretty easygoing flatmates with our own lives but are also up for catching up/hanging out when we're in the flat.

House:

- Kitchen with access to outdoor balcony
- Huge living room
- One bathroom (with a bath and a shower) and a separate toilet room.
- The house is split-level and spread across three floors. The bedroom is on the top floor
- Secure bike storage just inside the front door

Bills:

- Rent is £1100 pcm not including bills, deposit is £789

- The contract ends at end of June 2026 but we would like to renew the contract, so currently in conversation with the Estate Agents. There will likely be an increase in rent (£100 split between 3 people) but we're still in conversation to work this out.

- Bills average out at roughly £115 per person.

- Wandsworth Council Tax (cheapest in the country, with local permit parking available if you need.
