Massive En-Suite with Balcony on Private Floor

Hey! We're 3 of young professionals looking for a 4th flatmate or couple to join our London home!

About us:
We're Maria (29), Stuart (27), and David (28). Maria works in tech sales at AWS, Stuart is in Marketing at Sky, and David is an economic consultant. We're a laid-back, friendly bunch who enjoy each other's company but also respect individual space and independence.
Our work lives are a mix of office and home, typically 2-3 days in the office and the rest working from home. Our schedules are flexible, and we sometimes travel for work. When we're not working, we go to the gym, playing tennis, go for drinks, festivals, or have BBQs at home. We sometimes cook and watch shows together, but we're also often out and about enjoying London life.
We consider ourselves friends rather than just housemates. While this isn't a party house, we do enjoy having people over. The house is well-insulated, so noise has never been an issue and we're all respectful.

About you:
We're looking for someone in a similar age range who's chilled, laid-back, and wants to build a homely atmosphere with us. The ideal flatmate would be up for joining us for BBQs or drinks every now and then, but also comfortable having the house to themselves when we're out with friends, away for work or travel.
We're open to either a single person or a couple (with a slight price adjustment for couples to account for the extra person). We're pet-friendly, so furry friends are welcome!

About the house:
Our home is a newly refurbished house (renovated about 3 years ago) with plenty of space for everyone. It's less than 5 mins walk from Tooting Bec station and 2 minutes from Tooting Common. It has two large living rooms, with one being an open-plan space connected to a massive kitchen that leads out to the garden. We have a BBQ, table, and chairs in the garden for those sunny days.
The kitchen is well-equipped with a wine fridge, dishwasher, and all the usual appliances, including a juicer, NutriBullet, and coffee machine. Our second living room has a record player, sound system, and a small DJ controller (which is probably used less often than it should be!). There's also a laundry room and a downstairs toilet for convenience.
Your room would be on the second floor, giving you the entire floor to yourself. It's a massive space (equivalent to two rooms) with an en-suite bathroom and a balcony. One side of the room can accommodate a bed, chest of drawers, and has a built-in wardrobe. The other side has space for a desk and additional furniture of your choice. The room comes unfurnished, allowing you to design it exactly as you want.

The process:
We're aiming for a move-in date of September 8th, but we can be somewhat flexible with the dates (before or after). We're open to arranging viewings as soon as possible. We'll make sure at least two of us are present for viewings so you can meet us, see the house, and have a chat.
