The House
Modern three storey house with terrace and basement in the heart of Balham.

Basement- huge open plan kitchen (with all modern appliances, island, coffee machine) living room, big dining table (for 8) with courtyard on the basement floor. Huge TV and sofas in the living room.

Ground floor - we have a spare room/office, toilet, terrace and Rob's Room
1st Floor - this room
2nd Floor - George's Room

We each have en-suite bathrooms.

Large bedroom with high spec en-suite
Fully furnished - king size bed, desk, chair and wardrobe
42 inch TV, with sky and broadband/internet plug in.

The Housemates:
Rob - 33, works in recruitment. Big cricket fan and often found running around Balham.
George - 33, works in HR. Often found at the gym or at a gig/festival.

The set up:
Bills included in rent: council tax (Band H), sky + broadband (high speed, works everywhere), TV license
Bills not included: Electricity (we don't have gas), Water + Cleaner
Tenancy 1st Nov - 1st May 2025. We can't extend beyond that, as the landlord is using the property after then.
Aiming for viewings on 12th October - can be flexible around this too.
Parking - on street parking outside, would need to get sorted through Wandsworth council.

Looking for:
This is a really nice house, so we look after it. Looking for someone who will do the same and be respectful.
We're up for the odd house trip to the pub or having dinner together, but our big house partying days are behind us. We both have busy lives and friends around London, looking for someone sociable but also has their own thing going on.
