Hello!

One of our housemates is moving out and so we're looking for a new housemate to take her place in our brilliant house in Balham. You’ll be joined by three friendly housemates (working professionals aged 30 -35), who really enjoy living here

VIEWINGS/ MOVE IN DATE

The room will be available from approx 14th June
We’re planning to do viewings on the week of 4th May

THE HOUSE & LOCATION

The house is in a perfect location, less than 10 minutes walk from both Balham (overground & underground) and Tooting Bec stations. We’re on a quiet residential street, but close to all the amenities of the main high streets of both Balham & Tooting. We’re able to take advantage of all the amazing restaurants, brunch spots and pubs that the area has to offer and we’re within walking distance of five big supermarkets and excellent transport links! We have our own private back garden, but the house is also within easy reach of Tooting Bec Common, Wandsworth Common and Clapham Common for lots of green space.

The house is as follows -

- Very spacious open plan living room
- Large kitchen with direct access to the garden
- One family bathroom with a shower over the bath, and an extra toilet & sink downstairs - we all also have our own sinks in our rooms
- Washing machine, dishwasher and tumble dryer
- Basement for some additional storage if needed

THE ROOM

The double bedroom is on the first floor and comes fully furnished (bed, wardrobe, sink, chest of drawers, desk, bedside table). There is also extra storage built in under the bed. The room is at the back of the house, so it’s very quiet and peaceful. There's a lovely period fireplace and a big sash window for lots of natural light.

THE DETAILS

The rent at £877 is very reasonable for the size of the room, house and location and the monthly bills come to approx £145, including a £5 pot for house supplies which brings the total to £1022 pcm. This includes gas, electricity, internet, TV license, council tax, and a weekly cleaner for the communal areas.

To sign onto the tenancy you will need to pay a deposit of £750. Our letting agent is Rampton Baseley and they have always been fantastic - they’re quick to respond to any queries and fix small jobs around the house for us.

Whilst we all have busy work schedules and our own social lives, this is very much our home, so we're looking for someone who'd like to join us in socialising together as a house for movie nights, going out for brunch etc.
