About the flat, area and the bills:

The flat is in a gorgeous Victorian conversion with 2 double bedrooms, 1 with en-suite (not for rent) and 1 with private toilet and shower (for rent). It's 10 mins walk from Balham station and 5 min walk to Tooting Bec station. It's also 5 min away from the gorgeous Tooting Common, which is just down the street and Wandsworth Common which is about 12mins away.

The area is really quiet and safe, within close distance to lots of bars, restaurants and to the main road, with easy access to 2 local supermarkets (2-3 mins away) and larger super stores about 10 mins away.

The flat is gorgeous, with lots of natural light, beautifully decorated and with lovely neighbours.

The flat will continue to be rented by the current tentant, Veronica, who lives in the other room in the house.

The rent is £2,350 for both rooms equally split and the current contract is an 18-months contract ending in July 2026. Bills and council tax are on top of that and come up to about £150, which we usually pay into a common account, from which we also pay the rent. Any remaining money on the account we use to get cleaning products or items that are shared in the flat.

The room is the spatious second bedroom of this flat, overlooking the garden, with a really cosy set up, lots of natural light and privacy. The room has a private toilet, which is on the hallway.

It comes partly furnished, with the wardrobe and the chest of drawers already provided by the landlord and the bed, the 2 nightstands and the mattress that can be seen in the picture as an option to purchase (for a very good price!). The room also has enough space for additional furniture for storage and a desk and office chair.

About Veronica, the current tenant, who will remain at the property:

My name is Veronica, I am 33 and Italian. I work in financial services and work from the office about 3 days a week. I have been living in London since 2017 but I am originally from Italy, where I go back around once every 6 weeks and work from there for a week or so at a time.

When I am not working I am often at the gym or out with friends. I am often out during the weekends but equally love quiet nights during the week. I am very sociable and when I am home I love to chat over a glass of wine or a tea in the living room but also happy to read a book in my bedroom :)

The second room is available as my current flatmate, Sophia is moving out. I also met Sophia through spare room and we loved living together, so looking to find another lovely girl, who would take her place in the flat. I live a fairly active life style so don't tend to spend a huge amount of time at home, but love looking after the place and keeping it looking neat, tidy, so looking to find a flat mate with a similar life style and preferences.
