Double spacious bedroom in balham! - flat share

Hey!
I’m looking for a new flat mate as my friend is moving out to live with her partner.

A bit about the flat:
It has a spacious kitchen and a separate lounge. Bathroom is spacious and the toilet is separate. There’s lots of storage throughout the flat.
We’re about a 8 minute walk from Balham station (with northern line and national rail!). Aldi and Sainsbury’s are both about a 10 minute walk away, and the co-op is less than 5 minute walk away!
We’re also really near tooting bec common, and wandsworth common which are lovely for picnics in the summer!

The tenancy:
- Move in date: 6th November
- Tenancy expires on 5th September 2026 (can potentially renew, but we would need to ask the landlord)
- Rent is paid on 6th of the month

Bills:
- wandsworth council tax (about £80 pm which we’ll split)
- Water: £26.63 per person
- Gas and electricity: £65.37pm (is how much each per pays per month, this is meant to even out over the months to not lead to big spikes over winter)
- Internet: £13.5 pp pm

Estate agent/Landlord finance checks:
Our estate agents (Jackson’s) have shared with us that they and the landlord have a few requirements for suitability, see below:
- Tenants must be in a full time permanent job with a contract
- Salary: 30k or more
- No bad credit history

A bit about me:
You’ll be living with me, Diya (we’re posting this ad from my current flatmates spareroom account, I’m the one on the right in the profile pic!). I’m a working professional in my late twenties working in the city. I spend my time doing reformer pilates, brunching about London with friends and reading!
