Hey all! I’m one of the current flatmates in our lovely Balham flat, and we’re looking for someone to move in ASAP or by 1st November to take over the available double room

Rent: £739 pcm + bills (~£80–90)
Flatmates: 2 women + 2 men, all in their mid to late 20s, sociable, tidy & organised
Ideal flatmate: respectful, clean, easygoing, aged 25+ (no gender preference)
Location: Balham High Road, SW17 – 5 mins to Northern Line & National Rail

The Room
• Furnished: double bed + mattress, 3 chests of drawers, clothes rack & mirror
• Bright room, windows block most high street noise

The Flat
• 1 full bathroom + separate WC
• Large kitchen: 2 ovens, gas stove & microwave etc.
• Spacious, light-filled living room
• Cleaner attends regularly (cost split between tenants)
• Access via private driveway off the high road
• Surrounded by cafés, pubs, gyms & supermarkets all within walking distance

Rent & Bills
• Rent: £739 pcm + ~£80–90 bills
• Deposit: 1 month’s rent (protected in DPS)
• Rent due 1st of each month
• Bills split via Monzo
