My housemate and I are sadly moving out so we have a 2 bedroom top floor flat available in Tooting Bec/Balham (7min walk to either station). On a really gorgeous red-brick road on the Heaver Estate, just off Tooting Common (literally at the end of the road!)
Plenty of shops, bars and gyms all within walking distance.
We are both looking for replacement tenants, therefore we are open to people taking over the contract as a whole (i. e. 2 people who already know each other), and also 2 separate people looking to take over the rooms each on the same contract (i. e. not separate contracts per room)

- When: You’d take over our contract from 1st March 2026 until October 2027, however a break clause can be activated any time with 2 months notice
Price: £1,175 per room (£2,350 in total) until September 2026, then rising to £1,200 each thereafter (not including bills)
Deposit: £1,326.92 each (£2,653.84 total)
Bills: bills are not included but come to around £130 each per month. Council Tax band C
