I’m moving out due to a change in circumstance so I’m looking for someone to take over the contract for my room in a lovely flat on a gorgeous road in Tooting Bec/Balham

Tooting common is right on the doorstep and there plenty of shops, bars, gyms etc all within walking distance. Balham (overground/underground) and Tooting Bec station are both around 7-8 minute walk.

Move in date end of Feb but this can be slightly flexible depending on your need. Would be moving in with a lovely girl in their 20s.

Price: £1,175 until sept 2026 then rising by £25 (bills not included)
- Deposit: £1,327

Break clause available from tenancy takeover so full flexibility with the contract. Contract currently until sept 2027

Also open to a discussion if you are looking for a short term until mid April.
