Double bedroom in a lovely 2 bed 1 bath mansion block, located just a 5 min walk away from Balham and Tooting Bec station.

The Flat:
On the second floor of a Victorian style, well looked after mansion block. This is a 2 bed 1 bath with a large separate lounge containing a decorative fireplace, and a big, recently refurbished kitchen. Large TV with firestick. Wooden floors and beautiful shutters throughout the whole flat. There is a shared patio garden with veranda, benches and BBQ accessible from the side entrance. Plenty of fridge/freezer space, microwave, dishwasher, washing machine, airfryer, gas stove and electric oven. Plenty of storage space in the bathroom and the hallway. The bathroom has a bath, heated towel rack and heated floors. South east facing so plenty of sunshine in every room!

Your room:
Your room has big windows with shutters and curtains, a tall double door wardrobe and a full chest of drawers. The bed and mattress are queen size and has drawers underneath for more storage. Happy for you to rearrange the room or add a desk if you want to wfh.

About me:
I'm turning 27, hybrid work in the city in finance (3 days in office). I've lived in houseshares in Fulham and Balham for the past 5 years and have been lucky enough to buy my own flat! I love to cook, go out for drinks + dinners, gym classes, tennis in summer, and girly film/wine nights in. I am house proud and really value keeping the place clean.

What I'm looking for:
I'd love to live with a professional girl in her late 20s-early 30s, who is sociable, fun and cleans up behind themselves! Ideally also working from the office part of the week. Unfortunately not current accepting those in shift work. I want this to feel like home and a cosy personal space for you :)

You will technically be a lodger as I'm the owner, but want this to feel like a tenancy agreement. The tenancy will run for 3 months with an opportunity to renew for a year or longer.

The rent will be £1100, excluding bills. Im expecting bills to come out around £120 a month each.
