Hi! I’m Hugo, nice to e-meet you :)
My current flatmate is moving out soon, so I’m looking for someone to take over her room in our spacious Barbican Type 21 flat. The rent for the room is £1550 + bills(roughly £150 ponds monthly. The floor heating is free for 7 months each year which is a perk!
Move-in would ideally be ASAP, but timing can be flexible depending on your arrangement with her as long as it's before 30 May. I’m looking for a long-term flatmate (no couples, sorry!)
The room is about 15 sqm, with a huge built-in wardrobe and a nice view overlooking the garden. The living room is also pretty generous (by London standards lol). The toilet and bathroom are separate, and there’s a door dividing the living area from the bedrooms, which is quite nice for privacy.
A bit about me: I’m a freelance creative working across images, books, teaching, and fashion. I’ve been living in London on and off for the past decade, and I’d say I keep a pretty balanced social/work life. I work from home part of the week, mostly from my room, and occasionally in the living room when I’m not in meetings.
I’m tidy and considerate, and ideally you are too. I do have people over occasionally, but no overnight stays, and no more than a couple of times a week. And I’m queer so this is definitely a LGBTQ friendly household!
The last candidate didn't pass the reference check so I asked the agent about the specifics and thought attaching it here is a good idea:
"The applicant will be required to:
Have an income of at least £45,750PA
If they are on a probation period, temporary contract, yet to start their job or their income is lower than the above amount, they will need a UK based guarantor that earns at least £82,350PA.
Provide through Vouch during referencing:
full name and contact details of your current landlord, employer and next of kin
copy of your passport and the share code for non-British passport holders; British passport holders are required to complete their ID check in person or electronically
proof of address
proof of sufficient income in the form of bank statements (or Open banking check) and payslips for the last three months"
