hi! my two housemates that I have lived with for a couple years are moving out to buy their own places and because the rent for this flat given the location is so good, I’m keen to stay for one more year before moving to another country, after which you can have the place to yourselves 🙂

ideal for two friends or if you’ve buddied up with someone, but also open to two separate individuals

the two rooms are upstairs, one is a normal size double room that can fit a double bed and a smaller sized desk and the other room is massive and even has a sofa in it. my room is downstairs by the living room, kitchen, bathroom and rooftop.

big room inventory:
-wardrobe

smaller room inventory:
-x2 built in wardrobes
-chest of drawers
-NO small desk
-sofabed type bed frame
-NO double mattress

pros:
-local area has a great atmosphere with restaurants/pubs/bars and tables out on the street
-easy travel to anywhere in ldn, clapham junction station is 5mins walk away, victoria is 7m on train, waterloo is 10m, shoreditch is 35m
-cheap/premium gyms really closeby
-lidl/asda/m&s/waitrose 10-15m walk away
-northcote road 10m walk
-battersea park / wandsworth common / clapham common all nearby
-as part of our contract, any tenant can choose to leave after 6months at no cost
-rooftop
-darts, pool table

cons:
-carpet/paint are a bit run down
-can feel a bit dark in the flat during winter
-can be a bit noisy on saturdays due to nearby live music that plays until 2am
-smaller room will need a bed frame/mattress and desk but I’m happy to help you set this up and it can be bought cheap from fb marketplace

about me:
-27, single, straight, male raised in wimbledon
-I work as an insight analyst for several ecommerce brands
-wfh most of the time and go into the office once or twice a month
-I make an effort to keep the place tidy and clean
-my personality is very chilled, hard working but also like to joke about and have fun
-i’m very easy going and carefree about any changes you want to make to the flat in terms of furniture/layout, if you want to bring ppl around or host a dinner etc.
-all i get up to during the week is work 8-6, meditate, go gym, go on walks/jogs in battersea park/wandsworth common, cook, go out for drinks and see friends. I like being in nature, trying out new restaurants, going to exhibitions or music events.
-I’d like for the house to feel as though we’re all friends and can have a laugh together, rather than there being an awkward feeling of separation, but also will respect that we have our own routines/busy lives

-bills ~£100pm each
-rent is £2,461pm in total and we can negotiate the 3-way split given that one of the rooms is a bit smaller than the other two, say 840/820/800
-referencing cost is £50 each
-deposit is £672 each

pretty flexible for viewings and will try to reply as soon as I can

aiming to have contracts sorted by latest mid-june for july 1st move in
