The Room

A bright ensuite double room available in a friendly flatshare on Lavender Hill, within easy walking distance of Clapham Junction railway station (about 12 minutes).

The room comes with its own private bathroom and a large TV, making it a comfortable and private space within the house.



The Flat

The house has spacious shared areas and everything you need for comfortable day-to-day living:

• Clean and well-maintained household

We also have a cleaner who comes twice a month to clean the shared areas and rooms for a small £10/month contribution, which keeps the house very tidy with minimal effort from everyone.



Location

The flat is located on Lavender Hill, in a very convenient part of Clapham / Battersea.
• 12 minutes walk to Clapham Junction railway station
• Bus stop directly outside the house
• Easy transport links to Central London and across the city
• Close to Clapham Common
• Walking distance to major supermarkets
• Several gyms and fitness studios nearby

It’s a lively but very comfortable area to live in with everything close by.



The Flatmates

You’ll be sharing with four friendly male professionals (American, French, Irish and British).

Everyone is respectful and easygoing. We often cook together, watch movies or hang out, but everyone also respects personal space and busy schedules. It’s a genuinely nice atmosphere and we’ve become good friends through living together.



Rent

£1,350 per month – all bills included.

For an ensuite room within walking distance of Clapham Junction, with bills included and a regular cleaner, it’s a very comfortable and convenient setup.



The room will be available around the first week of April.

The property is managed by Foxtons, so the new tenant will need to go through standard referencing checks.

I’m unfortunately moving out due to a work relocation, otherwise I would happily stay as it’s a great place to live.
