Hey there,
Looking to find a new housemate to move into this beautiful flat in Battersea! After living here for almost 4 years I am moving into my own place, and so need someone to move in to replace me :)
About the flat:
• Beautiful open plan kitchen/living/dining area, with private balcony
• Bedroom size 3.20m x 2.70m - a bit on the smaller side but perfectly comfortable with front facing window view for excellent morning light (bedroom 3 on floor plan image)
• Room includes double bed, mattress, wardrobe, and chest of drawers, with space to add your own furniture
• Additional access to storage cupboard in hallway for storing luggage/coats/jackets etc
• Large bathroom with shower over bath, and additional toilet adjacent
• Private rooftop garden available to all tenants with decking, plants and seating areas
• Unfortunately, pets are not allowed.

Location & Transport:
• 10 mins walk from Clapham Junction and Wandsworth Town stations (if you are a fast walker like me)
• Located next to Battersea Reach apartments, a 2-minute walk away from the river.
• Excellent bus routes from bus stops almost directly outside the flat:
o 44/N44 to Victoria - Tooting/Aldwych - Sutton (N44), C3 to Clapham Junction - Earls Court, 295 to Clapham Junction - Ladbroke Grove via Fulham & Hammersmith
• Santander Bike Hub opposite road, and often loads of Lime bikes kicking around nearby.

Amenities:
• Co-Op directly below the flat, Tesco Express about 10 mins walk away, Big ASDA and Lidl located by Clapham Junction station.
• Gym/coffee shop directly below.
• Doctors’ surgery, pharmacist and dentist located at the end of the road.
• Nail salon, corner shop, and a few takeaways located just on the main road, McDonald’s is a 10-minute walk away.
• Restaurant and bar within Battersea Reach complex, under 5 minutes’ walk away.

Bills – these are rough estimates, what with energy prices fluctuating a lot currently, and all bills are split equally amongst us:
• Council tax (Band F - Wandsworth): ~£150 per month, 10-month instalment plan (~£50 per person)
• Electricity: £60-75 per month (£20-25 per person)
• WiFi: £33 per month (£11 per person)
• Water: ~£75 per month (£25 per person)

About you:
Ideally you would be in your mid 20s-30s, with a professional job with reasonable working hours, similar interests and passions, clean, tidy, organised, responsible, friendly, easy-going, laid-back & with a positive mental attitude to life. The flat is a sociable place with space to hang out in the evenings for films, drinks etc. We are also a LGBT friendly household.

The flatmates:
You will be living with 2 guys, called Oke, 28, and Eliot, 27. Oke is from London originally and works as a senior client manager, and Eliot is from Yorkshire and works as a business analyst. Oke enjoys hiking, going to the gym and keeping active, dining out and travelling. Eliot enjoys rugby, cricket, F1 and gym/running. He is usually in on weekday evenings but always keen for doing stuff on weekends, whilst Oke is in and out of the house throughout the week.

The moving in date can be flexible, and it is quite dependent on when my flat purchase goes through to completion. Ideally you would be available to move in from the 20th April, and would be subject to a reduced rent for the first month if moving in after the 20th. This can be negotiated once confirmed to move in.

**It is important to note that the landlord has currently listed the flat for sale - given the current property market it is unlikely that there is any threat that it will sell quickly, but I wanted to ensure there is transparency - it could be appropriate for short-term lets for this reason.**
