Flat description: 2-storey flat with the entrance on the ground floor. The available room (picture attached) as well as the single shared bathroom are on the upper floor and the shared kitchen / living room, and garden on the ground floor.

Note that only the bed and drawers will be staying in the room when moving in. There is some additional storage space built into the room, and some more shared storage space in the upper-floor hallway.

Current tenants: 1 PhD student (me), 1 Masters student and 1 professional.

THIS IS NOT A SUBLET! One of our flatmates is leaving and we're looking for someone to replace them to renew the tenancy. So there will be a contract to sign and a referencing process associated with it. In this regard, someone having a UK-based guarantor would be preferred.
