Hello all!

I'll be moving away from this lovely flat, so I'm looking for a replacement tenant to take over my room from the start of May (ideally around 2nd-3rd). The bedroom is the largest one in the flat.

The location of the flat is amazing - the park is 5 minutes away, there are several cafes and grocery shops (Tesco, Coop, Londis, Bayley&Sage), a bakery, and a few pubs. For the active folks, there is an amazing gym and a pilates studio. All these shops and amenities are within 5 minutes walking distance. We also have access to a secure council bike shed on the street (for free). The area is quiet and the flat doesn't face any road with traffic (only parking lots and a community garden). There are good bus connections from a bus stop 3 minutes away.

The household is calm, i. e. not organising parties, although we do have guests over sometimes, including long-distance partners who stay for several days at a time. We have a cleaning rota so the flat is cleaned weekly (each person does a different part every week). Two of the current flatmates work at Fosters+partners, which is 5 minutes away.

The flat has two levels, the bottom one consisting of a kitchen joined with a spacious living room with loads of natural light, and a small balcony (perfect for gardening and chilling in the summer), the upper floor has a bathroom and the 4 bedrooms.

The room comes with a double bed, a spacious built-in wardrobe, a chest of drawers, and a night stand. It gets plenty of light, with the window overlooking a community garden. The street is quiet and not facing a road.

The rent is 869£ + bills (currently about 80£ pp - incl. water, gas, electricity, wifi and council tax (band C)), the deposit for my share is £923.

The flat is managed by an agency that also does a reference check through Goodlord. You need to have right to rent, they will also contact the employer.

The room would be a good fit for a young female professional who doesn't have to commute too far, as there is no tube station in a close proximity (nearest ones are Battersea Power station, South Kensington, or Sloane Square). Clapham Junction is about a 10-minute bus commute. Please consider your commute before messaging, as only serious candidates will be invited for a viewing, to avoid wasting everyone's time.
Note that with the law changing from 1st May, there are no fixed-period tenancies.
