Large bright room in Bayswater/Paddington

First things first .. it's a vicarage.
I'm the vicar of Paddington and the church is right next door to the property.
That means it's a quiet hour and ideally I'd like a quiet lodger.
I'm not a Puritan but neither is it an 'anything goes' establishment.
I can put you in touch with former lodgers who'll give you the score.
The room is at the front of the property overlooking Gloucester Terrace which is a busy road, but there is triple glazing.
It's not en suite, but the bathroom/toilet is right next door and it 99.9% exclusively the tenant's (very occasionally someone may want to take a bath!).
All bills are included, as is full use of the kitchen and other amenities. The wifi is good.
It's important to stress that it's not a house share: it's a room let which remains respecting each other's privary.
The big thing to remember is Louie: our six year old black lab who is adorable.
I have another half whose name is Sian and we have a blended family of five children and three grand-children who will come to visit/stay occasionally.
My idea tenant would be someone who is working in London during the week and away at weekends, but I'm happy with a 7-day a week lodger too.
