Refurbished clean house with modern refurbished kitchen. Suitable for professionals and students who like it clean and tidy. It is a quiet residential place, not suitable for parties.

The room has a double bed and a double mirrored wardrobe with plenty of storage. The room has access to a private bathroom and only the person who will be living in the room will be using it.

There a total of 3 bedrooms in the property. 2 on the first floor and one on the ground floor.
Bedroom 1 on first floor with its own private bathroom: Occupied by a friendly professional lady
Bedroom 2 on first floor with its own private bathroom: Advertised here. Ladies are preferred
Bedroom 3 on ground floor with its private bathroom: Generally empty. I (live in landlord) use it occassionally for work from home etc. Even when I am there in the property, I do not use the living room or kitchen
Study room (box room): Empty. There is a box room room on the first floor which is empty. By separate arrangement, it can be offered for exclusive use for person living in Bedroom 2. It is a nice room for working from home, with a window, a heater and storage space.

Living room and kitchen:
Living room is spacious with an open plan and modern kitchen complete with washer dryer and a dishwasher. There are 2 fridges and a fridge will be for exclusive use for the person taking up this property.

Garden:
There is a small cosy garden to the property, lovely to spend time when it is sunny. There is additional storage space in the garden

The property is suitable for someone who would like a cosy house with a high standard of living and plenty of space.

Transport:
Bus stop is 2 minute walk. Buses go to Royal Albert DLR station or Custom House Elizabeth line station.

Shops:
Convenience shops are about 5 min walk and ASDA superstore is 15min walk

There are plenty of parks around. Beckton park is just 2 minute walk from the house. Plenty of greenery around

Home environment:
Home environment will be very relaxed, friendly and respectful.

House rules:
- No personal items in the living room
- Kitchen is to be kept clean 100% of the time. It needs to be cleaned immediately after any cooking
- Dining table needs to be clean at all times
- No parties at all in the house. Occasional visit of guests is fine. No stay over of guests without prior consent
- Property be maintained clean and to very high standard
