Large room with garden access. Pets considered.

The room is roughly 3.6m by 3.4m and comes with a small double bed, triple wardrobe, bookcase and desk. There is also an extra open wardrobe/storage area. The room has a door that opens directly into the decent-sized garden which makes it easy for you to get some fresh air if you want, or for your pets. There is an adjacent bathroom, newly fully refurbished with marble tiles.

The property is a 4 bed detached house, all of which will be occupied on a permanent basis.

There is a living room but it is private and I use it for teaching most evenings.

I'm looking for a tidy person who is easy-going and can clear up after themselves. Any orientation welcome. I have a strong preference towards people who will be working weekdays away from home during standard office hours.

House rules:
No smoking or drugs indoors, including cannabis.
No strong smells to be brought into the house (eg cannabis)
No candles or incense sticks due to safety.
No outdoor shoes not to be worn indoors.
Guests only allowed on occasion and you need to ask me each time for permission.
Electric heaters not allowed.
Nothing to be glued to the walls due to adhesive stains being impossible to fully remove or paint over. If you want to use nails then you can but you must fill in any damage once you leave.

I'm open to cats, but I'm picky with dog breeds. I'll need you to bring them along with you if you view the house. I prefer medium-sized dogs and not keen on large or small ones.
