Hiya, we are currently looking for a new tenant to join our pet-friendly, Trans and Disability led household in Bellingham, SE6, from the 20th of May for Room A.
TLDR
Trans-led house with massive gardens, 1 room available living with the 2 current tenants (Aoife (zhi/zhim) + Helena (she/her)), and the new third flatmate TBA!
Room A - £333 + £130 bills approx., dimensions 229 cm x 270 cm (small double room). Available from 17th of May, latest move in date 20th of May.

Room A
A small cozy unfurnished room, rent is £333 a month on the 20th of the month.
The room is upstairs (16 steps), next to Room B, Aoife’s room, and the bathroom/ toilet.
Fits up to a small double (120x190cm) comfortably.
Dimensions: 229 cm x 270 cm
It was freshly redecorated in summer 2020 by Helena and Ru.
There’s a small bookshelf mounted on the wall and 2 lots of plug sockets.
The Deposit: (333/4) x 5 = 416.25

THE HOUSE

Beautiful 1930s semi-detached
Wooden floors
Separate bathroom / toilet
Lovely bright rooms
Living room downstairs with french doors out onto garden+porch
MASSIVE garden with work-in-progress vegetable beds, multiple composting bins, + sheds

Bills:
Council tax - £45 without tax credits/reduction
Water - £12.15
Gas and electric - £34
Internet - £10.48

We all take responsibility for the administration of one bill each, the new tenants would take over Gas and Electric, or Water.

TRANSPORT:
(Bisexual speed walking) 8 mins to bus stop / 12 mins to Bellingham / 20 mins to Catford/ Catford Bridge.

ACCESSIBILITY:
- EXTERNAL: 1 small step at front gate, 1 step up to front door, front door frame is raised an inch, 2 steps out of back door, back door frame is raised an inch.
- INTERNAL: 16 steps to get upstairs.
- Bathroom + toilet are upstairs, toilet is separate.
-We currently have some mobility aids, including a raised toilet seat, a shower seat, and a perching stool.

TENANCY TYPE:

- Managed by letting agent Ludlow Thompson

- Shared tenancy with 3 others

- Aoife, Helena, plus the two new tenants will all be on the contract

- Contract runs from May 2020 ― May 2021. We will be renewing in May-June 2021 with the new tenants.

BENEFITS:
- Benefits are accepted. Both Aoife and Helena are on Universal Credit.

REFERENCING:

If you wish to join the contract formally, the following applies.
As part of the referencing, you will need to provide the below documents in order to pass LT's referencing criteria.

(Copy and pasted from an email from the agent):

- 3 month’s payslips
- 3 month’s bank statements
- Proof of ID
- Proof of address
-Previous Landlord Reference (where possible)
- Current employment reference (written and verbal)
- Earn 2.5 x the amount of the annual rent.
"Should any tenant fail on any of the above then they would be required to provide a UK home owner guarantor or 6 months rent upfront. Upon completion of the referencing, we will request the first month’s rent and your deposit share (minus what you paid as a holding deposit)."

Referencing: £23.94
Deposit Protection Scheme: £7.20
There’s also a Replacement Tenancy Fee that we’re currently querying, expected to be around £50 split between new tenant and the tenant they are replacing, TBC.
(Willing to lie to agent to support a workaround).

This house would be suited to you if you:

- Are determined to manage interpersonal conflict, e. g. you can identify when you need to stop talking, take space and come back when self regulation has taken place
- Are committed to accountability, not cancelling or punishment culture for missteps and mistakes
-Are interested in gardening and growing your own food
- Are SWer and sex positive
- Are pet friendly!

About us:
Helena (she/ her) is a bi cis-woman who works as an artist assistant. She loves making things, DIY, and is out of the house a lot for Covid-safe work.
Aoife (zhi/ zhim) is a genderqueer disabled dyke who enjoys historical costuming, gardening, and talking.

As a household, due to COVID-19, we are together a lot, so we try to make it work by being considerate and polite. We usually share meals at least once every two weeks or so, though that isn’t a set rule, and bøñg hits whenever.

We’re generally morning people and are quiet in the evenings, usually going to bed before 10pm.

We respect peoples need for sleep, etc.

We have a rough cleaning schedule which we try our best at, but also give space to people’s mental and physical state with their disabilities. All we ask is that you communicate with us and try your best.
