Description
Hello! I'm subletting the second bedroom in my 2-bed flat. Move-in must be between 5 Sept and 1 October, move-out between 31 Dec and 31 January. Exact dates are flexible within that range, and there may be a possibility to extend if it's working out. It's most important to me to find a good fit.
The Location
It's on the main road exactly halfway between the Chalk Farm and Belsize Park stations (7-min walk to either). There are loads of shops and cafes on my block and three other high streets close by. Primrose Hill, Camden Market, and Regent's Canal are all within a 10-minute walk, and Hampstead Heath is 20 minutes walking. It's a quiet neighbourhood just up the hill from all the action in Camden and quite well connected to the whole city via the Northern line. It's truly one of the best locations in London IMO.
The Flat
The place is really spacious with tons of character and natural light in every room. It is fully furnished, decorated, and stocked with everything you could possibly need: washing machine, dishwasher, TV, all household appliances, dishes, kitchenware, cookware, and tableware, etc. The entrance to the flat is on the top floor (two flights of stairs) of a building with two other flats and a shop on the ground level.
It's two levels. The first/lower level is the spare room and the bathroom. The upper level is my bedroom and the rest of the flat, so there is plenty of privacy. The spare room is very peaceful and quiet because it’s at the back of the building, and it gets the best sunlight in the morning. ☀️
Me + You
I'm a 38-year-old civil rights attorney and occasional freelance social worker who moved to London from NYC in 2023. I am a very direct communicator, quite passionate and outspoken, and I care a lot about social issues. For fun, I love binging a good TV show, going to live comedy, theatre, small gigs, and generally exploring London and all the activities it has to offer. I also love walks in the Heath and along the canal, especially when the weather is nice. Most importantly - I have a very sweet and affectionate little 12-year-old dog that will want to be your new best friend. I’m hoping for a dog lover, not a dog tolerator. :) We go on walks to Primrose Hill frequently, it would be great if you wanted to join us!
Ideally I'm looking for another woman around my age/ life stage who I can share my home with - someone clean, quiet, communicative, and considerate of others who wants to be part of a household, not just share a roof. We don’t have to be BFF, and I enjoy my alone time too, but I’d like to be able to chat and do things together sometimes.
I don’t have any preference on whether someone works from home or not. The size and layout of the flat make it an easy space to share without feeling on top of each other if we are both home together a lot. I have become friends with most of my past flatmates, who have so far been women who were digital nomadding or had just immigrated here from other countries. Most of them worked in the flat during the days with me, either at the desk in the bedroom or in the kitchen/living room area.
One other important thing I should mention is that this is really only suited for someone in London temporarily or just arriving/ going through a transition period - i. e. someone who doesn’t come with more than a few suitcases/ no household goods, because there is no storage available outside of the bedroom other than kitchen cabinets. There is a good amount of storage in the bedroom, though (drawers under the bed, bedside cabinets, storage ottoman, 4 wall cabinets, and wardrobe).
Costs Breakdown/ What’s Included
Rent is £1,275 (I pay £1,325, total is £2,600)
Your half of the bills are as follows:
£66 council tax
£94 gas/electric (average)
£22.50 water
£14 WiFi
There is also a biweekly cleaner that works out to £27 each per clean.
Bedding, towels, clothes hangers, and drying rack for laundry are provided. Many shared supplies like cleaning products and bin bags are also taken care of.
