Hello!
I am looking for a replacement (for myself!) to join our friendly, VERY conveniently located flat in SE1. I am moving out earlier than expected and I’m looking for someone to take over my position on our lease! The room will be available from the 15th of July (subject to referencing etc). You will need to pay the £1073 deposit and the pro-rata the remains of July's rent.
We will be holding viewings this week. Before agreeing a slot, we will need from you:

The lease
The current contracted price is £890 pcm. You would be taking on the remainder of my lease (which runs until the 10th of September). Both we and our landlord are keen to renew the lease in September, which would mean (ideally!) the room being yours until September 2025.
Ideally, your contract will begin on Monday 15th July, subject to referencing etc. You will need to pay the remaining rent pro-rata for the month, and the deposit of £1073.
We do not have gas bills as all is electric. Electricity comes to around £40 pcm, and broadband is around £5. Our council tax band is F is Southwark and we each pay £43.20 pcm
The flat
Located in Tower Bridge/Bermondsey, the flat is within walking distance of both Tower and London Bridge, as well as other sites like Borough Market, Maltby Street Market and Burgess Park. It is more importantly about a 5 min walk to a Lidl and a Tesco Express and a 15 minute walk to a big Tesco (on Old Kent Road).
The flat is in a secure building on Leroy Street, nestled between Tower Bridge Road and Old Kent Road.
The room adjoins the kitchen-living room. Living room has two comfy sofas and a TV where some of the flatmates have some consoles! There is also a balcony which has been lovely in warm weather! The kitchen is well-equipped with an oven, a washer-dryer, two fridges, a freezer, a dishwasher and storage space. We each have our own cupboard, and a drawer in the fridges/freezer. There are two bathrooms which we roughly split between the 5 of us, each with a shower, toilet and sink.
The room
The room itself has a small double bed, a desk and desk chair, a chest of drawers and a huge set of in-built furniture including 6 overhead cupboards and a wardrobe with 2 clothes rails and 2 cupboards with multiple shelves. It is the room on the far left of the floor plan. The bed also has under-bed storage. The dimensions are 3.19m/10’6 by 2.61m/8’7. The view from the bedroom includes The Shard!
The current flatmates
We are a group of five guys, all civil servants, who have met through work. We work in a range of Departments across Whitehall/Holborn so the location has been a massive selling point (very quick cycle or bus to work for most of us!),
We are all between the ages of 21 and 24 and ideally looking for someone similar to slot in. We all have our own lives out of work but are happy to go for the occasional pub trip, watch a film or play video games together. Living with another civil servant would be a plus but we’re open minded!
We all try to keep the flat in a nice state of repair and are keen to live with someone similarly clean!
