Long term rental.

Ground and first floor duplex in a modern building. Fully furnished with one King bed and one single bed. Lots of storage.

If you are interested and meet the affordability criteria, please message me with a response to the pre-screening and other questions: (i) number of occupants, and are the applicants from one or two households (ii) base salary and bonus, is it permanent or fixed term (iii) reason for move (iv) expected number of years (v) are you willing to offer above the asking price (vi) move-in date (vii) have all the occupants been in the UK in the last 3 years (viii) are you able to provide a previous (not current) landlord reference

You need to: (i) either have income equal to 3x rent or (ii) have accepted an offer of employment and will have income in the near future and have an individual UK guarantor or use a professional guarantor service. If you are a student, you need to pay upfront and have accepted an offer of employment.

The small bedroom does not have a wardrobe and if you have a double bed in the room, you cannot fit a desk. This room has a private patio.

Two private garden/courtyards (rare in central London) and an indoor communal bike storage.

There is a washer dryer, dishwasher, fridge, freezer and oven. There is underfloor heating. The glass doors/windows have double glazing. The ground floor wooden floorboards were re-sanded a year ago and is finished to a high standard.

The property is managed by a professional property manager who is in the area.

Due to the property licence, the maximum occupancy is either (i) if a single household, up to 3 people over the age of 10 or (ii) 2 sharers. Therefore, if you are a couple, you cannot buddy up with a sharer from another household.

Lots of bus routes outside (including to the City) and within walking distance. Crol & Co coffee shop is opposite the road. There are supermarkets, a pub, restaurants, GP and dentist within walking distance. Walking distance to Bermondsey St restaurants and Maltby Street market. The flat is an 18 minute walk to Bermondsey tube or you can take a bus to Elephant & Castle tube.

I am renting the entire flat. If you are an individual looking to share the property, I may be able to refer you to other people who have contacted me but all tenants need to sign the lease for the flat and not for the room. Applicants will be asked to provide a current and previous landlord reference. If you are sharing and one person is a student and another person is in employment, it is likely that the entire household will need to pay upfront and provide a guarantor.

Council Tax Band E. The EPC of C is higher than the average for British homes.

Some of the furniture in the photos are tenant property.

No pets due to the head lease.
