Hey everyone, I am moving out of my room in this flat as I am getting a flat with my sister, so I need someone to replace me!
This is a spacious, newly renovated double en suite room in a safe area. The value for money is amazing as all bills (apart from tv licence) are included! ✨

This is truly a great property, which includes:
- a double bed
- bedside table
- chest of drawers
- wardrobe with lots of storage space
- a desk

- a shared kitchen with all the amenities: washing machine, two fridges, kettle, toaster, electric hob & fan extractor, lots of cupboard space, microwave, and dining table and chairs

FLATMATES 👥👥
You will be living with clean and respectful housemates - they are friendly and perfect for someone who likes a chat every now and then, but everyone mostly just does their own thing.
There are no issues with mess, as everyone cleans up after themselves, and no noise issues, as everyone is respectful.
The property is a 5 bed, but there’s currently only 3 tenants living here (excluding me). You will be on the ground floor.
THE AREA/TRANSPORT 🚌🏪🚇🌳
The area is very safe, with corner shops nearby: there is a 24/7 Costcutter just down the road. There is also a big Tesco ~7 minute walk away, and a Lidl ~8 minute walk away. You will also be close to Southwark Park.
Surrey Quays overground station is literally down the road (will take you ~5 minutes to walk there) and Canada Water underground station is ~15 minutes walk as well (Jubilee line).
There are also bus stops a short walk down the road, which serve the 381 and the 1 (the 1 will take you right into central London, which is very convenient!)
LANDLORD REQUIREMENTS 👨🏻💼
You will go through a referencing process in which there will be a £50 admin fee. The deposit is 5 weeks rent (roughly ~£950) that will need to be paid before moving in. Rent will be paid on the 24th of each month, and you will have to pay your share of the remaining balance before moving in, depending on your move in date. Move in date yet to be confirmed, but it will be early-mid January.
The landlord requires you to be in full time employment, earning 2.5x the rent (~£25k annually). Students welcome, but you will require a UK guarantor that earns 3x the rent (~£30k annually). Full checks will be carried out via an external referencing company.
