Description

Hi, I’m an owner-occupier with a double room available in a two-bedroom flat in the heart of East London. The room is fully furnished, best suited to someone without loads of belongings, but it’s a good size and a very comfy space.

The flat is directly opposite Cambridge Heath Overground (Weaver Line) and a short walk to Bethnal Green Underground (Central Line), so travel links are excellent. You’re also within easy walking distance of hotspots Victoria Park, Broadway Market, Columbia Road, Regent’s Canal and more.

A bit about me:
I’m Alex (he/him), 41, a child arts counsellor, filmmaker and entrepreneur coach. I’m creative, sensitive (in a good way), and open-minded. I value a home that feels calm, clean and comfortable, and I like living with people who have similar interests. I’m into the arts, personal growth, living a healthy lifestyle, sport, comedy and making the most of London-life. I don’t smoke, and I barely drink. I quite enjoy watching sports occasionally, so bonus if you do too. I can happily provide references as both a landlord and flatmate.

About the flat:
It’s a quiet, plant-filled space (more plants since the photos) with a good-sized living room and separate kitchen. There’s a washing machine with a heated airing cupboard for drying clothes, plus a dishwasher. We’ll keep the place clean together, and there’s also a cleaner who comes once a month for peace of mind.

I've been on and off here since I purchased it in 2012, and have had a few happy flatmates during that time.

It is a lovely neighbourhood and there is a bit of a community feel in our block, which is really nice and can be quite rare to find in London. There's a gated car-park too.

Bills are included (Wi-Fi, energy, water, and council tax). For transparency, the rent without bills is £975/month.

This would suit someone kind and considerate, who wants a calm, clean space to relax in at the end of the day. And also someone who likes that balance of alone time and occasional chats/connection.

When messaging, please include a bit about yourself and answers to the following questions:

1. How often do you work from home?
2. How often do you have guests over?
3. How often do you drink or smoke?

I prefer to see this as a co-living arrangement, rather than a lanlord/lodger arrangement. I have created a document with some guidelines for the co-living, and I have pasted that below.

Co-living arrangement...

These are a few simple guidelines for a co-living arrangement, nothing is set in stone, it doesn’t have to be followed regimentally, and it is all negotiable as we go along...

Guests
- Friends/partners popping in is fine. Try to let the other person know beforehand.
- For guests staying over, let’s try to give each other some notice, and be respectful with things like noise, using communal spaces etc.
- If either of us want to host dinners/gatherings, let’s try to give each other at least 48 hours notice.

Tidiness
- We’ll both tidy as we go where possible.
- Dishes/mess in communal areas should be cleared within 24 hours.

Check-ins
- I encourage a quick check-in once a month, so we have an opportunity to check-in and raise anything.
- Though things can also be raised as we go along if required.

Working from home
- Working from home to stay in bedrooms, or out in co-working spaces.
I'll provide a list of options in the local area.
- Calls should stay in rooms, and try to keep them at a fair volume.

Personal calls
- If either of us has a personal call to make (e. g. therapy), we can let each other know so we respect that time and space.

Cleaning
- There’ll be a cleaner once a month, just to give us both peace of mind.
- Otherwise we keep things clean as we go.
- We’ll have a weekly bin and bathroom rota.
