The room: on the second floor, fully furnished with a king-sized bed and a wardrobe and chest of drawers for storage. Thick brown curtains to shade the light in the morning. The room is quiet, as it faces the back court.

The rest of the house: separate toilet, bathroom with bathtub/shower, large kitchen with common kitchen utensils, microwave, kettle, toaster, and a washing machine. There is also a common dining/living room!

All bills (gas, electricity, wifi, water) and council tax included.

Position: lovely area, less than 5 minutes from Victoria Park and Regent's Canal. Co-op 5 minutes away, Asda 15 minutes away. The house is on the main street, so it is safe at night, but the room faces the back court, so it is quiet.

Transport: less than 10 minutes by walk to the Bethnal Green Central line stop (Zone 2), 15 minutes to the Stepney Green stop (Zone 2) on the District and Hammersmith & City lines.

Flatmates: 3 young professionals will stay in the house in August: Nina, Greek, who works in education policy, Gustavo, Brazilian, who works at Soho House, and Tao, English, who works as a bartender. From September on, Nina and Gustavo will leave as well. Your contract is for the single room, so you don't need to find new flatmates, but the manager will take into account the current flatmates' preferences when selecting the new tenants.

The contract: I'm looking for a replacement as my contract ends on the 1st of September but I will spending August in Italy. The sublet has a specific contract, and the landlord is aware. The rent is £830 for August - bills and council tax included - and will increase by around £40 from September on. I'm considering both people who are looking for a sublet for August, and people looking for a long-term home.
