Hello!!

I'm moving back to Glasgow and am needing someone to take over the contract for my room in my lovely flat shared with one 29 female who will be staying. Looking to move out around mid-late October but need to give the landlord some notice so get in touch ASAP.

Room info:
- Large double en-suite with balcony.
- Fully furnished: Double bed, make up mirror and table, desk stand, open book shelving unit and huge built in wardrobes.
- En-suite with shower - currently renovating, so this would be brand new for your arrival.

Flat info:
- Located in Bethnal Green - just a 10 min walk from tube, and 2 min walk to nearest bus stop.
- Huge living / dining room with fully equipped kitchen.
- Living room has a balcony with lovely views onto the canal. - Living room also comes furnished with a sofa bed, table and chairs, TV stand and TV.
- Shared main bathroom with shower / bath.
- Flat is located in a secure gated flat block which comes with own parking space.
- We are on the second floor, but there is a lift if needed.

Current flat mate info:
- Sharing with Meghan 29 year old girl from Glasgow.
- We met on spareroom and instantly hit it off - we have been and still are great friends - so she is of course looking for someone she can get along with too!
- She works full time - wfh 2 days per week (she will be working from the living room). At the weekend she enjoys going to Pilates, going on walks and exploring local bars and restaurants.
- She enjoys relaxing at home too - and watching the usual reality TV with me while we drink some wine!! :)
- She is independent and has her own friends down here, but would love someone she can make friends with and relax with at the weekends too.

Bills and additional info:
Room: £1,100 pcm (this is your cost for room)
Council tax: £171 pcm (we split this, so would only be £85.50 for you pcm)
Wifi: £37 pcm (again we split this, so would be £18.50 for you pcm)
Gas and Electric: £97 pcm (again we split this, so would be £48.50 for you pcm)

TOTAL bills for you pcm would be roughly: £1,252.50. Obviously this can change with the gas and electric usage, but that's roughly what I pay per month in total for the flat.

IMPORTANT INFO FROM LETTING AGENTS:

Please note you will be joining an assured shorthold tenancy with another tenant. You will need to confirm your portion of the rent (£1,100) and agree that you are liable from the original start date of the tenancy and the inventory in place from this time. (FYI - our tenancy started in Feb 2024. I will do a full professional clean before I depart - so the house and your room will be in order!)
You will be required to be fully reference and approved by the landlord. Paperwork and deposits will be required to be paid before moving in.
