A double room is available from now in our beautiful and sunny flat located next to Hackney Farm/Columbia Road flower market.

The double room has laminate wood flooring and white neutral décor.
It is very bright, has windows on 2 sides, and blinds and curtains.
It's very quiet and allows for nice nights of sleep, and there are no noisy neighbours.
The room has just been redecorated and comes with a double bed, with a recently purchased mattress, a desk with an office chair, a wall wardrobe, and many shelves to match the decor.

The flat spans over 3 floors, has a kitchen (washing machine, 2 fridges, freezers, cooker, oven, etc.), a dining room, a balcony, a bathroom and a separate toilet.
There is a fast fibre internet connection.
The building also has a communal garden, which is a nice and quiet area to spend time when it's sunny.

We are looking for a friendly student/professional, with good cleaning standards (there is a cleaning rota), who respects other people's timetables, space and tranquillity, but at the same time is up for a chat and sharing a drink or, meal.
We are not 24hrs party animals…not anymore, unfortunately, therefore we are looking for someone a bit more on the chilled side.
We try to have a healthy lifestyle, doing yoga/pilates, love food, music, and art, and the occasional night out.
We are open-minded and open to diversity.

NO smoking indoors (but you can smoke on the balcony).
No short let I am afraid (minimum 6 months stay necessary).
Unfortunately No Council Tax Discount for Students.

You will be sharing with 1 male professional working in a coffee shop, and as a shirtmaker, 1 female professional also working in a coffee shop, both foreign nationals..
Please state when you would need to move so we can also consider that.

The rent is £200 per week, £850 pcm (a month), and 1 month deposit (£850) is required when securing the room, and 1 month in advance (£850) is required when entering the place, which will be returned once you move out (if the place has been cleaned and there is no damage)

ALL BILLS ARE INCLUDED in the rent (water, gas, electricity, council tax, fast fibre internet), and a fair use applies to the bills; This has always worked out to well with previous flatmates, and no extra contribution was ever required in the past.

The flat is located in an extremely well-connected spot, with buses 26, 55, N26, and N55 stopping just next to the building.
Only 8 minutes walk to Bethnal Green tube station (Central Line), 5 minutes to Cambridge Heath train station (mainland rail), and 10 minutes to Hoxton Station.

The area has a very nice vibe over the weekends with Columbia Road Flower market and Hackney Farm just a few minutes walk, Broadway Market and London Fields only 10 minutes away, and 15 minutes to Shoreditch nightlife.
Proximity makes it the perfect spot for easy reach of the hippest places of East London to hang out.
