URGENT - Flatmate needed - Room in Bethnal Green

Hey! I'm doing a viewing at this huge (76sqm!) 2 bed 1 bath flat in Bethnal Green this week, and need one other person if I manage to get the lease (starting 20th September) as my previous buddy managed to extend the lease on her place :(

This is an amazing flat in an great location + there will be a TON of competition to sign, so please only message if you're serious :)

Looking for young professionals between the ages of 21-30! Ideally, you should be earning £30k+, and should have a UK guarantor, or be willing to pay 6 months upfront if not, as we'll be letting via an agency.

About the Room:
As the rooms are unevenly sized, I'm happy to pay a bigger portion of the rent if I can get the bigger room. Split is as follows:

YOURS: Room 1 (3.5m x 2.8m (11'5" x 9'2")): £1000 plus bills

MINE: Room 2 (5.1m x 3.1m (16'8" x 10'2")): £1300 plus bills

Bills: Unsure what these are at the moment, but probably around £150/£200pcm

Council Tax Band: C

Start/length of tenancy: Available to move in from 20th September, tenancy for 1 year minimum

About the location:

Super amazing location right on Bethnal Green Road! There’s something for everyone, with tons of restaurants/coffee shops/bars/shops/fitness spots in walking distance, and of course Columbia Flower Market on Sundays !

About the flat:

The flat comes unfurnished, but I have a lot of furniture from my previous tenancies (sofa, tv, tv stand, coffee table, dining table, kitchenware, bench, bookshelf etc.) so will be happy to furnish the communal areas with these initially and then decide if we need more / different stuff.
Also happy for you to bring your furniture, and to sell my things !
I'm really keen on making this place feel homely, and like a communal project, so very flexible in this regard !

About me:

I’m Anastasiya (or Ana, whatever's easiest), I'm 24. I was born in Ukraine, grew up in Cyprus, and went to Uni in the UK, so am an international girlie, with the accompanying accent )
I'm currently finishing up my Masters' degree in law, and working remotely at the same time, so am home most days. (although this will likely change after I'm done with the degree).

Interests include: reading (big into russian classics atm), watching terrible reality tv and obnoxiously highly rated movies, going book/charity shopping, hosting friends, gardening (!), cycling to new areas of london + beyond, playing board games, trying (and failing) to cook, amongst others.

I’m quite a sociable person, but also enjoy spending time at home. It’s super important to me that my new flatmate wants to be friends, and want to make the flat a home and not just a house. When I’m around, I’m always down to watch TV/movies and chat, but I’m also super respectful of people’s downtime. If you’re looking for a quiet house with people you don’t interact with, this is probably not the place for you! It’s also important that whoever I live with lgbtq-friendly 🏳️‍🌈
